    Default Estimating building cost

    Is there an average cost per square meter to build a residential house? Is it area dependent? If I wanted to do a rough estimation of cost to build, based on area, how would I do this calculation?

    IT is area dependent ... I recall reading something from FNB in the last 2 weeks (on Property24) that the average building cost is around R5500 per sq/m ... IIRC this was for Gauteng area.

    tx mate. so that would put a 200 sqaure house at 1.1mil... heavy.

    Yes, but remember (depending on the area), buying a house might cost you in the region of R6500 to R7500 per sq/m.

    To give you an idea ... I built two years ago for R3250 per sq/m, and the going resale rate was R6500 per sq/m

    What is the 5.5k figure based on, or rather, how is it calculated?

    Hi Sevenworth do this.

    Your basic structure will be around R1000-R1250/m2. (Foundations,floorslab, walls and roofstructure)

    Then make up a spreadsheet for you finishes. Most of your costs are in your finishes not in the basic structure. I'am busy designing and costing my next house, yes I am a "builder" so I will get things cheaper than the average person, but i can still build a house with nice finishes for R3500/m2 but if i get someone to build it for me it's going to cost about R5000/m2 for the same house.

    I am stuck in the same situation....

    Being quoted between R4000 and R10 000 per sqm... excluding land...

    Makes sense. Would the 1k to 1.25k figure include plumbing, electrical, plaster etc? Reticulation only I mean.

    Nope thats just the basic structure, remember thats just standard foundations and normal bog standard bricks too.

    Down here in Durban you are looking at around R45000.00 for the plumber for a 3 bedroom _+250m2 house excluding sanware. Although his price should include for fitting the sanware that you chose.

    Cpt closer to R10K/square....

    If you go to the seaboard, anything up to R50K/square....

    He's an Architect afaik, or a draughtsman or something. They should be able to do a cost est. for you
