I once had a large pool. Never again. It was too much fuss and expense for little use. If it was clean it was nice to look at, but not worth the hassle and expense. The pool heating system was fine, but needed parts replacing all too often. The parts were not covered by thge 19 year guarantee!

Its an interesting concept, but not something I would be interested in personally... I can see the lagoon getting very busy and unpleasant at times.

The upkeep on that size of a feature will just be too costly. But good luck to them!

I invite potential owners in that complex to learn the term "special levy" - cause they are gonna get hit with it almost everytime that lake needs maintenance. Well, either that, or the levies will be stupidly expensive from the get go.
