Anyone in an estate on Postpaid electricity?

Hi,

Was looking at my statements and was proper confused/pissed.
Could anyone assist on what the R/kwh should be or even an average of sorts.

Depends on your municipality. But generally in an estate they charge you at a higher tier cause they divide what they get from the municipalities

So they wouldn’t have a general price per kWh. AGM in a couple weeks so pondering if it’s worth proposing a move to prepaid but at the same time managing agent apparently also makes a cut from prepaid purchases :sick:

No it'll be the entire complex usage divided. Prepaid would work better if it was direct from your municipality but complexes use a metering company that charges more

Estate is managed by Trafalgar and I pay about R1.95 per kwh so yeah. Postpaid is expensive as hell. They proposed prepaid metering @ R2.30 per kwh..... WTF better to have electricity directly from the city.

Estates really know how to rip you a new one. I'm on prepaid to City power jhb and its 1.336 a unit for the first 500 units.

I'm in a ST, I think I pay around R1.69

also if the estate profits from the electricity supplied, where does the profit go to, the reserve or to a 3rd party vendor?

if it goes back into the reserve then it really does not matter, if it goes to a 3rd party vendor I would start making a noise

I’m with Trafalgar on postpaid but pay only R1.40.

Questions...

Is there Eskom/City power/whomever?
Are there private meters in the estate that measure the usage of each house/flat/apartment?
Are these private meters then read and then added to your levie statement.

If yes to all the above:
There is a reason why the fees are high. And it sucks. It can be changed but is a long costly exercise. But worth it in the long run

There is a reason why the fees are high. And it sucks. It can be changed but is a long costly exercise. But worth it in the long run

So we have private meters per apartment. Individual costs are added to your statement.

Could you explain why the fees are so high and how do we change it?

Sure...

You get billed bulk tariffs.
IE the same rate as a VERY HEAVY user as ESKOM/City Power read 1 or maybe 3 meters for the complex street address. This means higher tariffs for all. Even if you burn candles for light and cook with fire/gas you get billed higher.

The complex needs to appoint a legal person that can act on behalf of the complex. With our complex they back dated a credit and for a long time the complex did not pay electricity, we did continue to pay the complex as that helped build up the complex kitty for a few other important bits like upgrading the cameras at the gate.

I have however heard that CoJ is no longer offering these credits. We got back over 900k.

The big thing you need the legal appointed person to do is to have the estate/complex rerated from bulk user to reseller, meaning the complex pays a lot less and can pass that saving on to the various homes.
Good luck the process took us nearly 3 years.

It is a very complex process. Best seek legal assistance. Even after paying their fees it is still worth it.
And do note that if you go cheap and do it yourself and CoJ decline your request then you are screwed. They will not consider it a second time even if you go legal that time as their opinion is "its been investigated and decided on" decline again.

Hmm might have to speak to the Chairperson(?) first then to get this as an idea out there

Network Capacity charge @R3.07 per day.

All the above exclude VAT, so add an additional 15%.

The horrible truth is that CoJ does charge a mark up so no one on CoJ connections will pay the same as you. They will pay a higher rate.

Actually COJ is cheaper per kwh for the first 600 or so

0-500 is 1.10kwh
500-1000 is 1.26

But after 600 it seems Eskom keeps the rate the same while COJ just keeps escalating it.

At least in Tshwane, it is illegal to profit from electricity sales in an estate. I think it is also a NERSA regulation. Your estate should only be allowed to charge the NERSA approved tariffs for electricity.

Our estate used to charge their own tariff and buy in bulk. Tshwane told them to stop that immediately or face legal action. We now pay Tshwane prepaid tariffs.

The estate was using the profits from electricity sales to subsidize other budget items. I pointed out that all estate costs must be recovered from the levy, otherwise high electricity users are subsidizing low electricity users for the estate costs. The levy must cover all budget items fairly and equitably. Our managing agent is also Trafalgar, so they know about this, but hey, property management companies aren't the most honest bunch around.

I used to be , If the complex is on one metre at the council they unfortunately have to charge you on the highest tier :(

On COJ they can register as a reseller and once approved they can then bill each unit individually on the step tariff based on usage of course that takes time - we started the process at my old complex a year or so after i moved there and last i checked with my old neighbours it still hasn't come through (so that's over 5 years now)

Prepaid would still be the same higher rate because it would be a private company issuing prepaid tokens and not the municipality - that would be more beneficial for landlords and tenants TBH

Best options would be to try and get council issued individual meters.
