ATC wants to put a tower on my property

I'm not sure under which topic to post this, but I was wondering if anyone else had experience with cell phone companies and wisps wanting to put up towers on their property.

The reason I'm asking is that I've been approached by the American Tower Corporation. They want to put a 30m cellphone tower and are willing to pay for their own power and willing to pay rent. I just want to know how much I should be asking for. Someone told me that Vodacom and MTN pay around R10000 to R15000 a month.

That sounds a bit high. I'm guessing it'll be closer to R2000.

Just remember if you ask too much they'll just go to your neighbour.

WHAT?

R2000 is nothing; I know what the people pay to have masts on Helderberg and various other places. The bigger corporations seem to get into “IN KIND” agreements.

Mast owners usually ask at cheapest R2000 to rent 1-2m space.

The best advice is to be sure that you are part in the regulation or else it might even mean trouble coming.

Someone I heard about got offered R4500pm for a tower on their smallholding.

Tell them you want 1% on the income generated by the mast annually… :D

Isn't this a radiation risk?

Without re-opening the whole radiation-health debate: the beam patterns of the antennas are normally such that they create a dead spot directly underneath the tower. His neighbours will probably have better signal from the tower on his property than himself.

If they are providing internet over the tower, R1500 & free "unlimited" interwebz at a reasonable speed should be the agreement :D

Look at the market rate for your property - i.e. what rental could you earn from letting out your property.. Then consider that they are only renting out probably less than 5% of the property.. So purely for the land it can only be around 5% of the properties possible rental. But then you have to factor in the loss of value of your property of having a mast on it, the unsightliness and then *possible* health effects.. Then see what you come up with.

I belive that is the right price MTN and Vodacom are paying.

The other problem is, when wisps want to put up a tower or rent on a tower, the people think that wisps have the same money as the BIG boys, as now there is no standers or governing body to regelate this.

Well, in that case, they welcome to put up as many as they need here on my property :p

OP these estimates are useless because it is highly sensitive to location.

If they want to jam a tower into the middle of Sandton then 15k might be on the cards. If its in Benoni then 15k will not be happening.

Be sure to include an inflation adjustment. I'd push for a monthly credit on one/two cellphone/data contracts registered in the name of the owner of the property (so that you can sell the prop) for Rxxx (fixed amount w/ inflation adjustment).

You can probably push harder on the "goods" front than on cash. i.e. It costs then very little to give you a contract since they get it at "cost price" while giving you cold hard cash is just a straight up amount. Hope that makes sense.

As for the Rand amount rent...see comment about 15k.
