What are the going rates per square metre for building a new house in Cape Town currently?

What are the building costs per square metre for adding an extra room or a garage to an existing house?

How long is a piece of string? Your costs are determined by your finishes period.
Base cost in Durban at the moment around R2000/m2 the rest is finishes will end up anywhere between R5500 - R10000/m2 even more if you go with really top end stuff.

Off the top of my head, I'd say +/- 4500/m2

That should get you a turnkey, single storey 3 bedroomed, plastered house with aluminium windows, farmhouse cement tile roof, Tiles @ PC 120/m2, carpets @ 155 /m2, 2 full bathrooms, built-in braai, Nice kitchen with devin edge supawood doors, formica tops, built in oven,hob,ext. Mid range taps and bathroomware, BIC in 3 rooms - 1x 3m and 2x 1,5m devin edge visible side...paving & vibacrete walls to length of about 70m, probably downlighters nearly everywhere, alarm, automated garage...grassed to 400m2 - do I need to go on :D...other stuff that would affect price : plot slope, accessibilty, soil type - for steel requirements, split level for waterproofing etc.
