Nope, you're right. Municipal account paid up three months in advance, beetle, water, gas and electrical compliance certificate all for her account.

I think that nowadays there is also a certificate for plumbing.

All of those should have had a contractual date for compliance.

it depends on province for that.

so like gauteng you dont need a pest/beetle certificate either.

so in GP only electrical, gas and electric fence

Yes. I am renting the Main house. There is also a separate flat on the same property that the seller is renting out as well.

How was she as a landlady?
Ive had worse. Main problem is the rate at which she charges for electricity. Minor maintenance issues got no attention at all, but more serious issues were attended to at least.

Yes. I am renting the Main house. There is also a separate flat on the same property that the seller is renting out as well.

I presume you are buying the ENTIRE property including the house and flat? If so, surely you are renting the entire property and the flat is not the sellers to rent out while you are renting?

Kzn only beetle and electrical. Not sure about gas.

What rate? Should be from the municipality? If it's prepaid?

That's odd - how can she charge you higher for electricity then the municipality?
especially since you in the main house.

Sometimes the landlord installs sub meters on the property.

This might be the case here as there is a flat which is probably rented out as well.

I'm assuming that the two places feed off the same main meter, but then each one has a sub-meter, which the landlord can set the price on.

Excuse her!

You pay occupational rent for the ENTIRE property. That means the flat rent should be coming to you.

Occupational rent it a portion of the bond amount and is very roughly the same as your monthly bond will be.

they still cannot charge more then the municipality - they can for example charge at the higher block rate (since their are 2 units it is possible they will be on a higher block) but still will only be the municipality rate and not some exorbitant rate

Yes I am buying the whole property. The flat is completely separate with its own yard and entrance and electricity meter.

The OTP states that I will honor the lease agreement until registration. Sure, I could maybe argue the legality of that, but I am happy with the arrangement if the registration takes place sooner.
