Chairperson threats.

With an AGM coming up our chairperson heard us resident owners are trying to vote her out so she came to the building to garner votes.Towards the end she took one of the renters aside and threatened to evict him(he has a owner proxy ) if he voted.Is there anything that can be done without proof.Is his criminal behavior or just repugnant.

No, but if they're that stupid, have the person recorded and submit as evidence of intimidation and possibly open a case against them.

Why a new thread every time?
Because its a new matter which just happened .I have made maybe 5 threads in the last week?Hardly spamming and this is unique in its disgraceful nature.If you were to read some of the other threads you will see that I have gone with a new tangent, even when it bore little connection to the original question, and not just started a new thread to discuss it.

And besides no one is forcing you to click on any posts my name is attached to. Or do you think you have a right to curtail my freedom of speech. We already have a caretaker who chains our building's exit at night and refuses to allow any but herself to have the key.

You see what I did there I added a new fact without a new thread. I believe that's what they call progress I hope you are proud of me.

I myself was also a victim of this chairperson when I was climbing a ladder and she stuck her hand under my long shorts and started to rub my leg (pg rating nothing above the knee guess I was lucky her reach wasn't a match for the ladder height)

A Heads up:. I might have 2 or so posts in the next few days with the AGM this week.

not to be funny man, but you sound obsessive and worked up, you should resign from the committee or whatever it is or move, this can't be good for your mental and physical health.

You Don't know the half of it.My car had writing all over the windows one time I spoke out about a sanctioned leak yep that,s right sanctioned!!. The chairpersons geyser was leaking into our basements so she drilled a hole in the common property connected some pipes to divert the water somewhere else instead of just fixing her damned geyser. For over 2 years we paid for this abomination as we have a single shared water meter.

The caretaker listens in on conversations I have with other owners.I know this because she yells from her doorway to undermine the talk.

Our Chairperson brings her daughter to meetings (think she is a lawyer) to threaten legal action against any who raise objections.

Her tenant is allowed to keep a bird that spends most of its time in the corridor due to it been so loud.(apartment block)

Her renters move in and don't even have running cold water they have to use hot water to brush their teeth.

One day all the slate was removed from our back stairs no explanation just taken leaving a mess of uneven and grainy concrete and its been years sitting like that.

There is so much more but I think speedster (see above) might object to the length of this reply if I continue.

Absolutely agree no offense taken whatsoever.
We already had some lucky few escape managing to sell there units unfortunately with the continued deterioration of the host building those of us left would have to take a major haircut to get anyone to buy like bald as an eagle haircut.
This is my hail mary move to save our building its not just me but I'm doing the majority of the heavy lifting.
Thank you for your concern for my health appreciate it.

This is an issue with the owners allowing this to go on. A chairperson is voted in by the trustees who in turn is voted in by the owners, stop voting this person in as a chairperson. She's not god, she doesn't own the building she's an owner who's on a power trip.

We can't some have tried she has 3 units(20) with her one renter a trustee and caretaker her daughter is trustee and then a lifelong friend who even people who have been at the building for 26 years have never seen is just a automatic trustee and proxy granter he has 2 units add in the non residents who don't care whats happening as long as there rent checks keep rolling in.
We are only trying again now because that renter and caretaker is finally moving out except she intends to leave with a big up yours to us owners by voting at the AGM before she buggers off to her eventual well earned place in hell.

The trustees are her, her daughter and a renter and a friend who seemingly doesn't exist at least not even my neighbour a 25 year resident has seen him. This renter delights in spends her days maligning us owners any time new blood comes in abusing her caretaker role to grant special favors in exchange for proxies(or so it seems) birds been allowed broken windows unfixed non reporting of leaks of certain units .Its toxic but if you have nowhere else to go its a hard and rock place situation.

You should start approaching owners, also how is her daughter a trustee? Is the daughter an owner?

Trustees can be anyone, doesn't even need to be an owner / resident.

Owners appoint trustees at the AGM each year, trustees appoint the chair at their first meeting.

@tawdry - this can be a challenging task from what you point out, but you are entitled to vote how you please without intimidation. The managing agent normally conducts AGMs, and is obliged to record your vote if you vote against whatever is proposed.

The other option you have is to approach CSOS if you feel that the trustees are not behaving as they should. There are legal resources (such as Paddocks) but they can be quite expensive. If you've got the budget though, they can be helpful.

I know, but in this case it sounds like she's somehow on a power trip and gathered allies and family not even being in the building? I mean are the owners aware that this is highly suspect? Is she perhaps also siphoning funds from the levies? You'd have to do a full investigation, you're allowed access to the financials as well.
