Freehold in 100 unit estate. R1000/pm. 60% of this is security 2 guards onsite 24/7 + armed response.

Mine is R425 / month.
Security Estate, Access controller.
Dedicated 24 / 7 security vehicle patrolling.

1 Bedroom 47sqm. We have 2 security guards on duty at all times. The buildings are also painted white (Balwin complex).

Levy: R652
Reserve Levy: R173
CSOS Levy: R3.04

Can't remember the exact number, but I think there are 133 units in the complex.

That seems high, but the best thing is to try and get the minutes of the previous AGM or 2 and see where the money goes. If the levies are that high there might be some structural issues in the units that's costing a fortune to fix. (ask me how I know...). That might actually be a red flag to stay away from the complex. Some structural issues will just never be resolved and it will be a cause for high levies for ever.

So it's not really like other people are being nailed - you've just got the benefit of numbers here. If OP is in a similar sized estate then sure - they getting the short end of a kak stick. Still a lekker levy you paying - I wouldn't mind that :).

So judging from all of the responses, this complex is clearly exorbitant with their levies. Sad thing is you can't report this anywhere. You either buy the property and live with the high levies or you don't buy it all. Probably why it has been on the market for over 3 months now.

Yep. So we're planning on moving to Cape Town in the next 2 years (for work) and currently living in a complex and I don't like it because of other people, but thought I'd suck it up for the security, but looking at CPT apartment levies, I will rather buy a house and not pay levies :ROFL:
