Hi All, can somebody advise and possibly share their (viable?) business case or experiences on improving their rental house(s) with electricity backup systems for tenants to use?
For a 3-bedroom house in a complex/estate I am investiging the possibility of improving the place with a backup system (battery/solar) as to let out the place with better (continues?) power included. Maybe with the tenant taking out a prepaid contract for the moments the system is depleted or insufficient to supply the demand but thinking the tenant on a 10Kwh/day saving R600 p/m and wanting reliable power at a cost of R1500 p/m (10% increase) - I could write off a R120K system over 60 months and possibly reap the benefits of having a competitive edge, more attractive lease, more happy tenant, improved property value, SARS tax benefit if I take on a loan for the R120K, additional revenue stream after 60 months, etc. What do you think?
Is R120K enough? Can I lease the system with option to purchase after 60 months? What maintenance cost should I cater for? What am I not covering?
