Estimate building costs...

So I'm thinking its about high time that I extend my patio.

My current patio is attached to the house, but has space on three sides to extend it, in essence I'll be taking it out by about 2,5m on these sides adding about 40m2 in total. I'll also be putting a roof over the new extension, was thinking of nice wood beams with corrugated steel. Then finally getting a built in braai would also be nice.

Now for some questions:

Anyone have an estimate on what something like this should cost?
Has anyone had it doen at their homes?
Does anyone have suggestions on who to use to do it?

EDIT - Sorry - cant offer much help when it comes to builders in Meyersdal, Alberton :eek:

Get quotes from 4/5 different builders. Also ask for references. Call all the references and check on internet for any negative publicity. Make your choice.

It's a long process, but getting the right builder will make all the difference.

Make sure you ask for references. We did a lot of renovation work on a building here in Cape Town, and all I can say is it was a nightmare. NEVER work with someone without references, and NEVER PAY UPFRONT!!!!

After working with 1 man show contractors in Cape Town, I will only use a large reputable company to do any modifications in the future.

Please post the amount when you get a quote. i`d be interested to know. i would bargain in the area of R80 000 or R2k per square meter as a wild guess

I'll definately post a quote when I get one, going home tonight to finalise what I want to do and I'll be seeing the contractor that built my parents house sometime during the week.

Don't think it will be 80k though, more in the region of 45k, according to Hill du Bois the current cost for extrenal works on residential developments is around R850-R1100: http://www.hilldubois.co.za/html/technical_information.html

Gee, for R80k I revamped my home from back to front. 2 new bathrooms, toilet, all other rooms repainted, new ceiling in lounge and dining room, new carpets and new kitchen.

When was this? I've needed to get my house 'livable' after renting for 18 months ... and the bill came to R56k for relativly minor things.

Paint (inside, outside, ceiling) R7,000.00
All labour (painting, sanding etc) R11,500
Cheap carpets throughout R10,000
Garden maintenance R9,200
Pool maintenance R2,000
Rubble removal (1 bakkie load) R500
Upgrade to dualview LNB and 1 point installation R1,400
Alarm refurbished and repaired R2,300
New stove / installaton R4,000
Rebuild cupboards, install gate,, geyser thermo, curtain rail etc R8,500

This was Sept. last year.
It was on the inside only, nothing outside. Many finishing touches done by myself, like fitting of fixtures (taps, basins, lights and curtain rails etc..) as builders are too reckless and damage your new stuff with their inadequate tools and a worry less attitude.
I must admit that I had much time at hand to do it, which they do not normally have because of time schedules to finish the job.
They quoted to finish the job in 3 to 4 weeks but took full 8 weeks.
What they built with their hands they broke with their arrses.

Bought all the appliances and tiles myself, wow. no price loading by contractors.
