Expansion to our house

We are planning some expansion to our house:
- extending the kitchen slightly
- adding a double garage (currently have no garage)
- adding a small garden flat.

We have our ideas in terms of what we want, but need someone to do the drawings and handle the approvals for us, before we engage a builder. We have had a chat to an "Architectural Technologist" (so not quite an architect), and he has quoted us his fees at 5% plus VAT of the estimated building value for the alternations. Is this the norm? Any suggestions in terms of whether we are dumb to pursue this route, and what other options there are?

Tell the Draughtsman (the real job name for that Architectural Technologist) to get fscked... flat fee or piss off... Around R15k all in if you are telling them what you want.

Thanks for the feedback. I have no idea what these things cost, so was wondering. At the moment, at 80 squares at an average of 5k per square cost (due to garage mix with granny flat), this works out at slightly under 20k. But then we need to redo plans on existing house, which adds 5k to the total

To give you an idea... I recently did a double garage of around 60sqm... managed to get the cost down to around R1500 per sqm. Would think an extension to the kitchen and a granny flat would be considerably more than the R5k per sqm you think. Work on around R9k including finishes to be on the safe side...

But regardless of that, a Draughtsman is not doing anything to justify a percentage fee......

If you based in Cape Town,I can recommend you the guy I used .I paid less than 3k ,would've been a bit more if he had to submit it himself.

That was for removing a wall in the front ,a wall running around 3/4 of my property,carport X2,veranda at the back and a swimming pool.
