First time buyer; buying a property to rent out

I'm a young guy, recently started working, living at home. Bought a car last month, but now I want to get a flat/house for around R500 - R600k which I will be renting out until end of 2015, then i'l move in. I can just about afford both if there is no tenant, but would have to cut back on a lot of things.

Is there a place where I can go to find houses/flats for sale with rental agreements in place? Without having to email every estate agent in GP.

Any random tips?
