Housing Agency/t in around PTA

I have now seen a lot of house these past 2-3 weeks and also met a number of housing agents. I have decided to go for a newly built house (less than 3yrs) or a brand new house altogether. I have also learnt that some agents show you the designs of their houses plus a stand upon which the house will be built. You then need to get a bond only then your house will be built (max of 5 mths for a house to be completed). You only start to repay the bond once the house has been completed and ready for occupation.

I have also learnt that it's better to go for a 2bedr as opposed to the 3bedr cause the rooms of the 2bdr are larger than that of the 3bedr especially if the house itself is of the same size, e.g. 50/55/60m2 etc.

I like the fact that some of the house (within the area/complex that I'm interested in) built in 2006/2007 are now selling for over 25% more!!! This means that it's good area and good value for money;)

So, I just need your assistance/ pointers with regard to the following:

1) Please recommend a 'good' housing agency/t' in PTA (The Orchards/ Wonderpark/ Danville Gardens and surrounds)
2.1) Is it safe to go for that option of seeing the stand, choose the house design and then apply for a bond and have the house built in 4-5mths time
2.2) As opposed to buying a newly built stand alone house

Why not buy an old big house cheaply and renovating it?

Didnt think of that really, just wanted a decent new/ish house I can make a home. The renovation and all that sounds a bit complex for me. Thanks for the thought.

Well, you don't have to go that DSTV restoration show all out renovating way. What I meant was a older decent enough houde that might just need a new coat of paint and some new light fixtures...

I'm also looking at buying another place soon...

but i'll probibly go, buy old house and renovate route again. Can get sum bargains there.
Check out privateproperties.co.za, that will also give a ball park idea of what ppl are trying to sell houses for in your area.

Ok, I get what u are saying. Sounds worthwhile.

Ya, I did see a number of old houses (like 5ys old) going for R450 - R600k.

New houses, I would prefer a 55 - 60m2 as they are a bit spacious. The ranger from R440 - R480k depending on design (Tuscan being more expensive).

That's an installment of R5.9 - R6.5k (that's beyond me):(.

So, I am still looking, no hurry, I'm sure by end of the month I would have found something decent and more affordable.

On the topic of old houses, in 2005, we bought property in an apartment building that is apparently approx. 35 years old !

The downside:
1. The exterior of the building is not modern.
2. Special levies every now and again for some repair work. Pipes, etc do not last that long and needs replacement.

The upside:
The rooms are huge compared to these new mathbox flats being built. Our living room and bedroom are bigger than rooms in normal sized houses, so it does not feel like being cooped up at all.
