Is it possible to build an RDP sized house in affluent area?

Is it in any way possible for someone to purchase vacant land in a secure complex and then instead of building a double story mansion to match other mansions in the complex builds a very small house? A house as small as an RDP house? What does the law say about it? Or will it all depend on the body corporate?

Depends on the body corporate. It's privately owned land. It's certainly not in the complex's best interests to allow...

Most of those areas have a minimum size requirement that you agree to when signing the contract for the land.
You are unlikely to get your plans approved if they dont meet these criteria.

Besides that your levies and rates and taxes will be quite expensive for the size of the property so it wont really make sense.

Hell, they don't even have just size requirements, they will have styling requirements too!

Yup. Colours, finishes, paving, brickwork, roofing etc. No way it's approved by the homeowners association/body corporate...

yeah, you would need to fit into their type of style and format that they require for the complex, to get your plans accepted

The one place I know of started telling people that they need to replace their curtains if they did not like them.

Luckily the place I stay in is pretty relaxed as long as you keep things tidy.

There is nothing stopping you from buying a normal freestanding yard, putting up a super secure perimeter wall or whatever and then building a RDP house.

I have heard rumours that there are options that the neighbours in an area can explore if doing so brings down the property values in general.

Many of units in "lifestyle estates" are "RDP size" and build quality, they still flog them off for a fortune and charge a monster of a levy - which

Here in Jbay we have a lifestyle estate built on a swamp, some of the houses are tiny and badly built. Across the road is an informal settlement with better views. The major difference is the price and the fact that in the estate there is an illusion of security
