Just a side note, you have a right to make the estate agent or landlord do the inspection with you when you hand over the keys.

Probably realized the cost and time would be more than rent.

I had a landlord that refused to refund my deposit and when I asked for evidence of why, they sent me images of a place that wasn't even mine.

I decided not to even try as I was in Moz at the time.

There are a lot of a hole landlords out there thank think cause they own a property to rent they can push you around.
If you have an issue with renting out a property and then complain about a few dirty finger prints on the wall and claiming you need to repaint the whole house, you're an a-hole land lord. The tenant probably paid you 50 grand upwards for the year, you can cover those costs.

If the tenant couldn't be arsed to clean the wall, it will get repainted and charged to his deposit...

You go on about a hole landlords, and then talk of a situation where a tenant couldn't be arsed to even WASH the walls prior to leaving.

No need to "repaint the whole apartment" after you had a professional cleaning service, recommended by the land lord, paid for by yourself, do the job for you... A hole landlord.

You cannot deny there are some a hole land lords... Some more evidence: http://mybroadband.co.za/vb/showthread.php/781381-Land-lord-issues

and tenants of course.

The solution is simple though and will not ever happen again. Entry and Exit inspection with Landlord/Estate agent.
Demand it, that way they can't surprise you with a bill, or claim for stuff that's not there.
