so I will be sending this mail to my tenant tomorrow

rather sad way to terminate things as he paid the rent on time etc and I sincerely thought things were going well as evidenced by the email communication and his willingness to renew


Hi Sir-Mix-Alot

Please find attached the municipal bill of which R476 is for your account.

Also considering the incident on the 16th February 2017, where I found myself without notice litigating against your wife and daughter, the lease will no longer be renewed and will terminate on the 30th June 2017.

It is extremely unfortunate that since the renewal of the lease on the 1st July 2016, I was not made aware by way of email or otherwise of a breakdown in trust and your family's effective discontent at living on my property- as expressed by your wife describing me as dishonest amongst other things. Indeed the irony here is that I was ambushed with these statements at a site visit that was intended to address any maintenance issues.

Nevertheless, since nothing good will come from litigating here, a formal notice as per the lease agreement will be issued but I hope this communication will be sufficient for you to find a suitable alternative premises in a timeous fashion.

Furthermore in the spirit of trying to go our seperate ways as quickly as possible, if you are able to find a property before the 30th April 2017 I propose for the termination of the contract without cost if 60 days notice is provided. Indeed had you or any other party to the lease notified me sooneer of the breakdown in trust, I would have tried my best to terminate the lease in an amicable fashion, as I have done with previous tenants.

I do not wish to state any details as I'm still trying to figure it out as such, it was a really confusing day.

Basically there were maintenance issues I was unaware of that the wife and daughter were upset about, when I tried to tell them I was there to attend to issues they were basically unwilling to discuss, but were simply intent on reprimanding me- and then the insults came.

Considering the amounts I've spent on the house to date, the maintenance issues they highlighted were petty, and I would have addressed them instantly. Indeed since the renewal of the lease the geyser packed up twice and on both occassions when I was notified I resolved it the same day, so I'm seriously confused.

The daughter is on the lease agreement and the husband is married in community of property. The agreement was structured in a complicated way to allow for affordability but in essence the contract is between me and the husband.

You seem to have a person/people problem saturnz. I prefer machines. They complain less.

well if he feels that his wife's grievances are credible he is more than welcome to go to the tribunal, as we all know the law favours the tenant

indeed if he does respond to the mail with anything other than working towards the termination of the lease, I will simply refer him to the tribunal for recourse

I only have a problem with unreasonable people, and the tribunal is sufficiently reasonable in its decisions so I'm quite curious to see how they will rule if he chooses to go that route.

Can see why you get frustrated with tenants. They should have afforded you the possinilty of rectifying any issues. And insults are never a way to go.

I bet the hubby is going to be "wtf?" did his wife say :)


Interesting, watched an American News clips today on how being nice to a sales employee at stores could get you discounts and unadvertised sales information. I know off topic...but made me think of that.

Always a pleasure. Busy with University and they are killing me with Blogs and long Essays. So I am bettering my spelling and grammar. Not there yet considering I'm a Boertjie.

Sometimes I think people complain for the sake of it. Modern society demands it - you know, if you don't whinge and exaggerate the problem, nobody listens lol.

I'm currently charging him 12k with no deposit.

Quick search on gumtree and he will struggle to get the same property for 15k and that's with 2 months deposit

Once he leaves I'm going to charge 13.5 with no deposit

In other words this mistake by his wife will hurt him and benefit me.

she said many things which all screamed risk to me, when you say something to the effect of "I wish we never paid the rent" then you are sort of responsible for your own uprootment

You better hope and pray these people don't get spiteful and simply decide to stop paying and not leave.


this is not my first rodeo, I will sue like I have done in the past.
