Been in CT for 26 years and it goes to show how local advice is.
I know so little about Table View and Northern Suburbs

I started in Green Point. Single, happy boozer. Loved it
Then Claremont.
Then Fernwood. Then married. Then big upgrade close by. Kids and from then on the money goes out rapidly


There are criteria that matter (to me anyway)
- Where would your work be? Traffic can be hectic
- Kids, now in the foreseeable future?
- Engels / Afrikaans - affects schools.
- Any idea on budget

I always say
- Minimise commute
- Be close to decent schools if you need them
- This screws with the price and your space.

But overall. Unless you are kid-free for ages...leave your Gauteng space requirements in Gauteng

I like Southern Suburbs, City Bowl and Durbanville... But I am English speaking with kids that need good schools

So I am moving from Linden, Randburg. Really looking for a place that is similar or a Pretoria East vibe. Linke Lynnwood, Brooklyn, Etc.

What is Somerset West like?

I am looking for at least 2 beds and spacious. Not an apartment building.
The problem with Somerset West is commuting to town (approx 100km daily). The N2 from Somerset to Cape Town is probably the worst in terms of congestion / travel time. Not recommended unless you are on flexible working hours or using a motorbike.

Been in Table View for almost 10 years and it's really not something that's ever bothered me unless I'm driving to Makro. It's only ever been noticeable on very rare occasions when it's been very hot or humid for days with no wind (which is extremely rare).

Ive been in Tableview for about 6 years now, and the only issue I have is with the sh*t farm across the road from the refinery. Everyone thinks its the refinery that stinks because of the steam stacks, but its actually the sh*t farm.
I think there was once that I smelled the actual refinery.

Most times tho its only once or twice a year that the smell is an issue, with the exception of the last few months where they fsked up some or other tender or whatever because of the lockdown so the damn thing filled with sh*t to overflowing. Had a bad week or so there at the end of summer.
And since I'm close to the top of Tableview the FSKING overflow alarm that they leave going off all night had me ready to shoot someone.

Other than that its lovely here in Tableview.

Tableview has the same problems commuting to town. There are only 3 ways out of this whole area.

That's why I started biking everyday since 2010. Quick half hr each way daily

The N2 between Somerset West and the city is notoriously dangerous as well so if you do settle out there, keep that in mind when travelling.

As for Parklands, the only real issue is the main road. I've lived here since 2012 in the suburbs and it has been more than adequate. As long as you avoid the main road (and you can because there are several routes to get in and out without using it), it's not an entirely horrible place to live.

Is there a reason no one in these threads ever mentions Milnerton Central / Milnerton Ridge?

Curious because I see a lot of "this is sh*t / this is good" but no one says if Milnerton Central/Ridge are good or sh*t.

I have never heard anything good about Milnerton Ridge. If by Milnerton Central you mean the area around Milnerton High School, then its a nice area, overpriced tho.
If you mean the area next to Bothasig then its the same as bothasig.

Hey guys,

Can I get a review of the areas around and between Table View and Bloubergstrand?

What areas should I look to avoid and what are good areas here?

I know Parklands is full of Nigerian drug and prostitute pushers... (Well that what I have been told)

Im in Flamingo Vlei, the section with only Vumatel. Note, there is parts which has Vumateo and Openserve.

Flamingo Vlei, is on Eskom power, which is way cheaper than COCT rates, trade off is our load shedding is longer.

Not sure which area to avoid, as it is generally quiet, and the only crime I have experienced, is when my sliding gate motor battery was stolen.

Not sure what more to say, there has been good advice given above.

I did not realize that our power was cheaper than COTC. Also being with Eskom who atm doesn't care about solar, its simpler to install solar than if you had power from COTC.

I moved from a small 2 bedroom council house in a coloured Township to Flamingo Vlei, and saved over R350 in electricity at the time. This is with garage motors, bigger house, pool pump, aircons etc.

At OP, the other thing I forgot to mentioned, is that Flamingo Vlei is near to the My Citi bus stops.

Cape Town has become worse than JHB where crime is concerned. It's best to stay where you are. All those criminals have moved down to Cape Town over the years. No matter which demographic type you are looking for, crime everywhere is on the increase and we fear for our lives whenever we leave our homes. In many cases we are even fearful when we are in the "safety" of our homes. Stay where you are.

Lived in Table View on and off for 24 years, it was definitely noticeable on refinery side of table view, so crossing over Wood drive about.

Else only noticeable early morning if was a moderately strong wind from the East.

@OP what is good and bad is also heavily dependent on your budget and size of dwelling.
Avoid anything that's open to the vlei or dieprivier, when the water gets lower there are often break-ins.
Avoid Gie Road.
Avoid Parklands main road.
Avoid too close to marine circle, the bars and clubs there are annoying.

With Parklands you can rent in some of the areas, but it's very specific to streets.

Nice areas but all depend on your budget, so picking without care of budget and you adjust:
Boubergstrand
West Beach
Blouberg Sands (Would avoid north side or right next to west cost road, small townships seems to be popping up north of it).
Blouberg Rise
Bloubergrant
West side of Table View
Most of Flamingo Vlei, avoid too close to boy de Goede

Not a fan of Sunridge, but I am old enough that that used to be the super poor whites area (as in knew people there that earned <R5k pm), it's not the same as it was, but nowadays it's got a lot of complexes and stuff shooting up there with mostly lower class people moving in there. Definitely get refinery smell in the mornings (when the refinery is running).

Unsure of Sunningdale yet, it's too empty to properly state yet, but lots of younger people are buying there as it was still affordable.

Thanks, yeah by Milnerton central I meant the area between the high school and the mediclinic
