The largest land owner in SA is still the government. How about they start dealing all that out first?

The main aim was always to be the sole owner of all land. That is the problem with many African countries and leaders. They want everything. Some of them, like Cyril and the ANC and Zim, thinks it becomes their savior when the whole country pays rent to the State. Always happens when their economies collapse.

Every homeowner or business pays property taxes. Isn't it the same as renting the land? ;)

From the bill, no compensation when:
(b) where an organ of state holds land that it is not using for its core functions and
is not reasonably likely to require the land for its future activities in that
regard, and the organ of state acquired the land for no consideration;

The Ingonyama Trust land has also been given special protection by the ANC.

ANC KZN Secretary refuted claims regarding government seizure of land under Ingonyama Trust​


The ANC remains the first line of defence when it comes to protecting land belonging to the indigenous people.

This was the sentiment of ANC KZN Secretary Bheki Mtolo who refuted media reports regarding the government’s seizure of land under the Ingonyama Trust through the proposed land expropriation without compensation.

“We have noted reports on various media platforms seeking to create an impression that there are plans to seize the land under the Ingonyama Trust.

“Reports cite the ANC’s Integrity Commission and an old report of the High-Level Panel headed by former president Kgalema Motlanthe,” said Mtolo.


He stated that this report was rejected by delegates who were decisive during the 54th ANC National Conference – and nothing has changed.

“We wish to inform the people of KZN, and Amakhosi in particular, that there is no plan to interfere with the land under Ingonyama Trust. Such reckless reports must be rejected and categorised as cheap propaganda aimed at creating social instability,” said Mtolo.

He cited a meeting between President Cyril Ramaphosa and the Pentecostal Holiness Church in King Cetshwayo where the president met with the late King Isilo Samabandla in Richards Bay.

“In this meeting, President Ramaphosa clarified the ANC’s position on the issue of the Ingonyama Trust. He informed the king that land expropriation does not include the 13% under Ingonyama Trust which is controlled by traditional leaders and black people in particular,” Mtolo emphasised.

Not the ANC, the state president met with the king to provide assurances. The equality test here is already broken.

there are so many areas in Cape Town with lots of developments going on like Sea Point they have about 20 new building being built right now so many new blocks of flats. and this is the worst time to buy investment property for rental investments. there doesn't seem to be any panic in Cape Town yet.

There is no need or reason to panic. The property market knows this. It's only on social media like myBB and twitter that people panic for no reason and spread FUD

Tell me how you maintain a mountain?
You clear alien vegetation and protect indigenous vegetation, you maintain hiking and bicycle paths, you burn fire breaks and put out fires when they occur, you build and maintain a cable car system, you monitor and research local flora and fauna and wildlife, you build fences and maintain signage to restrict people to certain areas, etc, etc etc.

HAS THE PROSPECT OF EWC AFFECTED THE PROPERTY MARKET?​


There is still great uncertainty around the implications of expropriation of land without compensation (EWC). No market likes uncertainty and the property market is no exception. Just Property CEO, Paul Stevens, says, " EWC is one of a number of factors that are influencing the property market in South Africa. Its realities are more evident in some parts of our country than others but the sentiment is universally unsettled. And sentiment is a powerful thing, especially where it can so easily be amplified by social media and the interconnectedness of today's world."

See, nobody is panicking

You are right. Nobody is panicking. Why panic when common sense tells you not to invest in property in a country where government can take it away at any time for any reason without compensation. Naturally there will not be any panic as no sane investor will pay R500k, R1m or even R10m for a property. The only people currently panicking are those who now sit with property that is worth nothing and getting it sold under EWC may prove extremely difficult.

So you cant buy land to retire anymore, or actually make a profit from it after a year or two.
So basically you have to pay for the land and pay taxes and transfer duties but after that they can just take it back if they like.....

So I can basically lose my small piece of land that I purchased and paying off so when I have to retire one day I have a place to do so.

Would the loophole be to actually get plans drawn up and just present that , that you have the intend to build eventually?

This is ****ing silly.

No, if you're planning to retire on it then you do ongoing maintenance and some development on it. That clause relates to people who buy land and have no intention to ever use it, do no maintenance or development on it. They bought it purely so they could sell it at a higher price a few years down the line without having done anything whatsoever with it.

Which is exactly what investors do and should be allowed.
