New Kitchen Estimate

So I am interested in a property but the kitchen of the place is completely vrot. I have drawn up a rough kitchen using the current layout, however if I were to buy it, I will do a new one to my taste.

Anyone done a kitchen recently and have an idea what this will cost me? Ignore the kitset company as I am just using it as a reference for sizes.

A rough estimate from your experience is perfectly fine, most of us are experts in all trades here.

I would say aroung R80k minimum if you got a company to do it.


Maybe R40k - R50k if you used flat pack units and did it yourself

80k seems about on the money. There's a kitchen at Leroy that the wife and I really like; installed its a but over 80k. Not a massive kitchen either.
I guess it also depends on the bench top. Granite would have been nice.

Or even polished concrete if done right.

The last and only time i redid a kitchen was in 2005
It cos R80000 then but we completely gutted it....there were only 4 walls, and we redesigned it completely (I've since sold the house).
Instead of granite, which was helleva expensive because I had huge counter space, we opted for Corian. Google it. I got it in the cream color I wanted and it lasted beautifully. If it does get damaged, it can be repaired.
I'll see if I can find a picture.

Need to add 15 to 20% to that estimate because he's in the middle of the bundus.

@RedViking shop around for estimates using your mockups and get quotes, use the quotes as a guide to try and haggle down the asking price.

What did you use to draw this up? Also in the beginning stages of flattening my kitchen and need to put the ideas in my head onto paper.

Not sure if Leroy Merlin would be willing to do a telephone consult but they offer free kitchen design and 3d mockups. You can also do it on their site, fiddly to use by their own admission , but gives you a sense of what 8t would cost for full off the shelf and custom. Personally, about to do the same and am going custom.

I can perhaps share some of the quotes I've received but some are ridiculous asking 10% of the bill just for design despite the fact I have full specs and sizes.

I just used my Architectural software, Archicad. It's about a R100 000 for a license.

But you can do the same with sketchup or Blender I am sure?

My dad used to use a kitchen program back in the day. Can't remember the name. We still paid for a pirated version back then as we didn't have Internet and no money. It worked well on a very old computer someone gave us.

I went the other way and instead of plonking in a new kitchen I'm replacing the table top with granite, switched to gas hob, painting the cupboards and other small things like a modern pull-out tap, new shelves in the pantry & broom closet, wicker basket drawer vegetable storage etc.

All, self made & installed by myself and a handy friend who was caught by unemployment due to Covid.

Can't give a price yet as we're not done, but I'm buying stuff as we go along. I mean just now a few places has subway tiles on special, ideal for a modern look backslash.

It does however require extreme patience, as I have threatened on occasion to vacate and only come back once the dust has settled. Working from home under such circumstance is a challenge.
