Raising your rent: how much is too much?

I have it in my contract that the rental increases are 10% each year.

I'm pretty transparent with my tenant and he is aware of all the maintenance and improvements I've done.

Also location matters, I have no issue finding suitable tenants if this tenant should no longer afford to stay there.
