Renting Place: furnished, semi-furnished or unfurnished?

I am placing my place on rent in September. I have a feeling that moving my stuff out of province will be too expensive. Is it worth renting a place furnished, have any of you had experience with doing so?

Unfurnished would be around R7k excluding lights and water;

Furnished R10k excluding lights and water.

People have no respect for furniture or things that aren't theirs. If you have a problem with your furniture getting scuffed I would advise that you don't leave things you care about for the tenants to use.

In my experience South Africans prefer to rent properties unfurnished. It's quite unusual to rent a place furnished. And who is going to be willing to pay an extra R3000 in rent for a furnished place? If anything you're going to put off decent tenants. Do you really want to rent your place out to people who don't even have their own furniture?

^ Speaking for myself this applies - but I know of some people who were looking to rent, specifically for properties that included furniture - beds and all which I thought was pretty nasty.

Was thinking of asking the same question. But it will be just a room with a shower. Obvious for a young person starting off.

A lot of adverts up in my area for this exact price and more :whistling: I think it is really area specicific, as well as tenant specific.

I personally rented furnished when I moved cities. Second time round I bought this place.

But I need to weigh the pros and cons now. I don't want the property waiting months for a tenant seeking a furnished place where I could fill the place within a weekend - places move that fast in our area (unfurnished from what I have been able to see).

People wgaf about your furniture. Either rent as furnished but write off your furniture, take with with you or sell the big items.

We're going to advertise unfurnished, and semi-furnished (fridge, dishwasher, and dining room table on the veranda). Will see the kind of tenants we get to see either.

Not a good idea to rent furnished, some people have no regard for what is not theirs. How much is the furniture worth? If they sign a 12 month lease that means 36k for your furniture over the period, if the furniture is worth more than that and they destroy everything, you would run a loss, if it is worth less and they destroy everything at least you know you didnt lose.

Advertise furished and unfurnished at your respective rates, see where the most Interest lies.

3 key factors to remember when renting furshished. 1. Attach a detailed inventory with pictures to the lease (and double deposit ). 2. Only rent furniture that is durable and that you don't mind getting damaged. 3. Yes, you can potentially make more money, but your potential maintenance also increases.

Edit: lastly, with rental properties tenancy selection is always key. Do your background checks and dont take the 1st palooka that's interested.

I called a few estate agents to get an idea of the demand for furnished (the first one tried to sell me on the idea of it and I got suspicious as her recommendation didn't match the property 24 results) and they advised me against it because the demand is too low.

Furnished: you guys pointed out above potential damages/theft > deposit, turnover rate is higher, etc.

I am advertising for unfurnished. It will mean I still have to make a contribution, but that is fine.

Just as an update on the moving company we picked: Cape Removals. Great pricing and service so far. Will update you guys on the state in which our stuff arrives.

Personally, if possible, i would not rent my place out furnished if the stuff is of any value to you. It seems to be the human condition, to have total lack of respect for belongings that are not yours. I have witnessed friends renting out their places furnished (to decent people might i add) only to find their stuff totally trashed at the end of the lease. If the stuff is of no particular value to you and it wont phase you if it is broken, then by all means do the furnished rental option and cash in on the extra money. Just bear in mind that your stuff will most likely be mistreated. Another point to bear in mind is that rentals in that price category, furnished, are usually a lot harder to find a tenant for. Generally people that are able to afford a substantial rental, have their own furniture and would want an empty place instead.
