Royal Ascot in Cape Town - anyone live there?

The SO and I are looking at maybe buying a place there.

Does anyone live in any of the many gated villages there l?

We work (and currently rent) in the CBD so we're a bit concerned about traffic.

Anyone got any impressions of living there, they'd care to share? Complexes to avoid etc?

I live in Equini, but can't offer any advice on traffic - I work from home :)

The area itself is great though, and I'm currently renting in the hopes to buy.

Is it quiet? It looked it when we drove past.

I've been here for about 5 months, and it's very quiet. The body corp rules are pretty strict too, and it seems everyone follows the "quiet times" set out. Generally I don't hear my neighbors, but I am in a corner unit, and I'm the top floor, so I've only got neighbors below and to one side. Also, there isn't much foot-traffic from the elevators past my place being in the corner. But I doubt it would make a significant different being in one of the flats further into the complex.

There seems to be good value out that side.

Traffic wise I'm told if you leave before 07h00 and come home after 18h00 then there shouldn't be a problem...

Traffic at that time of the morning is very hectic.

but its also close to town so you wont have that bad traffic

It's a good one to consider specifically because the MyCiti is now at the door step of Royal Ascot.

But even in the car traffic should be 30 - 40 minutes depending what time you need to be at work.

When would you have to leave in the morning to avoid it? 06h45? Earlier?

yep with the myciti going through there it will be cheaper and convenient

Traffic starts building up just before 6am - but you shouldn't sit for more than an hour when its bad - I leave work at 4pm from Diep River, and get to my house in West Beach, Blouberg at between 4:45 and 5pm.

I leave before 6am though :p so miss the morning traffic, which seems worse.

Wow. That's early. If we leave at like 6h30,will we still hit traffic??
