Tips to share, rent out, my house with a stranger

Hi there due to unemployment I need to share my house but I'm very risk adverse. One guys stole my stuff so he didn't last longer. Nqow I've got legal insurance and I dare the next person to steal from me. Last time I had a very suspect guy to come and look and he scared the **** out of me. Does anyone have any ideas for me.

Maybe meet at a nearby coffee shop or something rather than letting randoms in your house. You've got every right to pick & choose who lives with you. Or ask a friend to come round when someone coming to look.

I wouldn't go open market to look for a stranger to live with - that person would have to come with a strong recommendation from someone I already know or from someone who knows someone I already know.

Yeah I understand your predicament but I'd be loathe to share my house with a random. I'm assuming you have a 2 bed place? I don't know your situation but maybe you can find a new spot that's more affordable and less space?

My advice is DON'T. Unless you really, really have to.

The reasons are more than obvious, a plethora of them come to mind.

Thanks all. Unfortunately I have to do it. I'm going follow your advice and someone will be with me when I show the room. On my add for house share I also stated that it's done through my friend who's a property agent.

They can do a thorough check for criminal and financial records. I already had a guy call me and wanted to come and see it immediately. I declined and said we can arrange it at a later date. I also said I must interview him first at coffee shop close to my house.

Yep I really really have to. Been unemployed for 7 months now and it's not looking good out here.

Why not advertise here? Times are hard for many. I'd honestly rather rent one of my places to somebody that's versed enough to use and add value to a forum. Shows some levels of culture (limited in some instances - but hey).

Why is it only guys you want to rent to? Ladies are generally less risky. Of course, they might think co-habiting with a guy is too risky themselves. If you gay, then that might make things easier.

Try Airbnb - you can set the timelines and back in the day I got queries from people that wanted to stay long term.
People on the platform already have ratings.

Luckily I have legal insurance and called them for helping me with a watertight contract and there is a work around. You advise the 2 rooms as a commune. Also in the contract is that their rooms will be cleaned once a week by a domestic. That way she can report to me what's happening. LegalX can also do a financial and criminal record check. The person that rents the room will sign the contract at their offices. Lawyer told me that if people must come to their office to sign the contract, ask for ID, references etc. the baddies won't sign. Also advised me to make a video of everything in the house, walls to floor, furniture etc. They'll have the video and give whoever rents the room a copy of it. Lots more advice but that sums it up.

Ja not really. My house is quite tiny paid for so moving into a more affordable place is going to make any difference.

How do you feel about the smell of ammonia and bleach?
