Ubiquiti UniFi AC AP Slow 5Ghz speeds

What speeds do you guys get with the AC LR AP's? Mine stuck on about 18MB/s
Replaced a TP Link D7, got about 35MB/s with that one.

No other devices connected while testing and does not matter if I am 2m away or 10m away, speeds the same, uplink is 1Gb to the AP
Read I should be at least getting 30 - 40MB/s
What I have tried:
Disabled Guest wifi
Set power to low, medium and high, no luck, fastest on high
Changed channels, no difference
Changed to vht80 from 40, that took speeds to 17MB/s from 9MB/s
Disabled 2Gh radio, no need for that, but did not help with speed increase

Only one SSID, it does tag a vlan, not sure if that will slow it down, anything else I can try?

Try updating the firmware? If that does not work I would reset the device and set it up again.

I had a similar issue with a D9 funnily enough. What I did was set it up with USA as my region. I then selected channel 160 on the 5Ghz spectrum and I got the specified throughput. Might be worth a try. The selected channels can have a profound effect on performance.

Also check what speed your network connection is displaying under properties. 867Mbps is best. I suspect you currently getting around 480Mbps based on your 18MB/s speeds... Messing with your selected channels will alter those speeds.

I do connect at 867Mb (when closer), will change region tonight and test thanks

My lite is setup as follows:
2G Radio:
Channel 1, HT20,
Power: low

5G Radio:
Channel 157, VHT80
Power: Medium

The AP is located downstairs and I get on average 100Mbps using Wi-Fi Sweetspots upstairs, regardless of which band I'm on.
Next to the AP on 5G looks like this:

Maybe you should reset the device, do a firmware update and start from fresh
