What to do when your tenant is not paying rent

I've been through this discussion with him already which is why I'm hoping a landlord does take his guerrilla tactics seriously and reports back to us on how successful it was.

I am a landlord, with more houses than you've got underwear. You're free to believe what you want, but try your non-payment, entitlement bull**** with me, and see what my attorneys do to you, as they've done to others in the past.

we are talking guerrilla tactics as you have outlined

what has your lawyers got to do with anything now? So when you have a defaulting tenant you run to your lawyers and don't actually use the tactics you stated here

Yes for more than 8 years. Never a problem. Highly recommended.

Have you ever had a tenant who didn't pay for a month? I.e. is Rentmaster good or were you just lucky with a good tenant?

No! The key is good Tenant selection. I have "approved" tenants, only to have Rentmaster reject them after doing credit checks and employment checks.

I have had "forged " pay slips presented to me, but Rentmaster want payslips to match the bank statements, so those are soon weeded out.

Perhaps I have been lucky, but I prefer to think that my selection has been more diligent than one gets from an Agent after a quick commission.

I went with Rentmaster after bad service from conventional Agents who did not do what they were paid to do.

Who do you think allows me to use "guerrilla tactics", or what normal people call "a proper understanding of the law".

Phinc are attorneys

No attorneys I'd ever use.

The number of tenants our agent rejects due to bad credit records and other listings is staggering.

Cool, thanks. I run credit checks on my tenants using TPN. On my one unit I use a rental agent because its in Pta and I'm not. Even there I look up the tenant they bring me via TPN first. Works quite well. You can see all the person's credit history and revolving accounts.

Fine, we'll go with what you say.

If they're such good attorneys, why aren't they familiar with the regulations? Why don't they reference their claims? Use who you like, mine are better.

TPN is a good source. I used them before going to Rentmaster. Rentmaster often seem to have problems when they check with the Employer.

I know of a rather large property management company in Bloemfontein who make use of a private "security consultant" to go speak with tenants who don't pay.. :whistling:
