When to expect tenants to pay rent again.

Well I can tell you from experience, my rental agent would have kicked me out on the first payment I missed. I had to make a plan even with 30% salary reductions. I realise everyone's situation is different but from what you describe it sounds like they are taking advantage of your good nature. It's awesome that you went so far as to pay for their food and everything. Pity that no good deed goes unpunished.

Look,for the guys renting closets and working day-to-day from the roadside,it's probably still tough
If you had the work to be able to rent a house,you likely are able to work again unless you are in a small subset of industries (entertainment and travel)

It sounds like your kindness and willingness to help has been taken advantage of, very sad because that level of understanding and kindness isn't the norm so kudos to you for being a great human.

IMO boot that no good tenant out.

its tough out there @TEXTILE GUY should see the lines outside the post office to get the measly R350 grant
lots of unemployment and desperation out there,
especially now with all the things going on with a second lock-down possibility locally.

to me lockdown is like Chemo, kill everything else in the hopes covid will go with it.
unfortunatly, covid is still around, what isnt is peoples jobs and livelihoods.
Honestly, I feel for you folks in SA.
That lockdown and the economy must be tough back home. :crying:

The last discussion I had with the guy, about 7 or 8 weeks ago, he told me that things were tough in SA, and that people werent really back to work, mentioned something about TERS and that he was just on his way to the bank (long drive).

Things are about as 'back to normal' as you will get. Yes, people are still struggling, claiming from TERS etc, but that tenant is abusing your willingness to help - mad props to you by the way for helping though. April was one hell of a month in SA!

TERS claims are, to an extent, public information. I would enter his ID number into the TERS payment status page to see if he received any payouts or not. Note that TERS only pays out 40-60% of your salary, within certain limits, so if I were you I would start to claim at least an amount in line with his TERS payout, and then ramp it up over a few months.

Our business landlord gave us 0.00% reprieve, demanding payment in full, even in the month we were closed. We made partial payment, but that was still not enough - wish you were our landlord!

For the record - the property is a 5 bedroom house, with a 3 bedroom flat, double garage.
ZAR12 000 pm incl utilities and internet.

No offense to the OP, but the OP should not be a landlord. It simply will not end well.

If they are genuinely dodging your calls and attempts to discuss the situation then they are acting in bad faith and didn’t deserve your generosity to begin with. Send them a letter with the options you are comfortable with to the resolve the issue and if they don’t respond evict.

Whether they will pay the arrears, remains to be seen

I told the one fellow, who owes R113000 that I would give him 40% discount if he could settle it by May 2021. I feel there has to be some incentive and don't believe in being greedy

On the other hand, the shop is operated by a letting agency. Not only do they want the full amount owing, they have added 2.5% interest each month to the arrear and are already sending threatening letters, reminding me that I am in breach of the lease

The rental is R21000 and while the shop was not trading, for 4 months, they were paid R14000. They still sent a statement with the arrear amount in red with a notice printed on orange paper

You're way too generous with those guys. I had to forcefully evict 3 families along with their multiple children from a few of my families shared properties after the tenants did not pay any rent from the end of May.

They went to court and came back to our properties with letters saying they cannot be evicted etc. I had to take along a few unsavoury types with me to visit them, to make a point. Sometimes it does not pay to be too kind - you get taken for a ride.

Pibull from the forum sent some of his henchmen for a small fee. I highly recommend him - they even managed to make me feel uneasy, and that takes a lot to do.
