You are going to get no where with legal means, you need to get creative but obviously carefully covering your tracks and/or keeping your distance.
If anyone claims you've done something untoward you use the old crook method of deny deny deny, the burden of evidence then lies on them.
Then the only way they can prove you have broken any law is by taking you to court, winning that battle for them is going to be just about impossible and hugely expensive, as anybody who has been on the receiving end of a crook well knows. They aren't going to go down that road.
The people that get the above wrong are the ones with big egos who want to make a point, if you do it on the sly they are fked.
Like a plumber stuffing up their water supply, if the plumber is a total "******" and can't fix it for days on end that's not your fault, we have all heard about those horror stories where the plumbers that just cock it all up. The tenants also had their vehicles sprayed with brake fluid.
