Eh? My family had a flat on the seaward side of Clifton, and we still had a bit of a walk across the rocks to get to the beach.

Wouldn't it make more sense to get a place in the Eastern Cape or KZN South Coast, where it's a lot cheaper to get a house on or very close to the beach, with lower crime rates than Cape Town, and a sea you can actually swim in.

You having a laugh, beach front houses in those areas are not attainable for 99.9% of south africans.

FFS a beach front property the size of a small shack went for millions in clifton not long ago.

Rocks also fall under the definition of "beach". Then it is also referred to as a "rocky beach".
See http://en.wikipedia.org/wiki/Beach

You are probably right, but we were sort of focussing on Cape Town, for the purposes of this discussion, since most people seem to be most familiar with it.

Then either rent or see to it that you become one of those 0.01% of the people.

Clifton is just one of the examples in the list that I posted.

You're kidding, rights? I thought it was cold and rainy (and flooding) in winter
Winter is just 3 months long. And even then still a couple of nice sunshine days then.

and way too bloody hot in summer
The icy water makes up for the hot summer :D

with lots of fire.
Choose a house away from the natural vegetation and your chances of it burning down are smaller.

Er.... "It usually consists of loose particles which are often composed of rock, such as sand, gravel, shingle, pebbles, or cobble." Sorry, those weren't "loose particles". Ergo, not beach.

Personally, I'd say the beach is the least of the reasons to be in Cape Town though.

Big difference between CT and JHB, everybody knows where the bad areas in
JHB are, and they easy to avoid, problem with CT, you have to drive a lot
through the bad areas, you cant avoid them. Its always a risk.

The whole of Gauteng is one huge "bad area", there isn't a "safe" square meter left.

And how long do you estimate it will take for the whole of SA to go the same way, while the ANC walk like Egyptians?

The rest of SA is not far behind the Gangsters Paradise.

Based on which known spatial/population distribution process do you base this wild theory on?

If I took my kids "to the beach", and it was just rock, they would not be terribly happy.

You never noticed how much children like playing in little rock pools?
With all the colourful seaweed and crabs inside...
:)
