Window Frame replacements in Sectional title

I live in a townhouse complex in Randburg area and as with most places build the last 10 years the develops used cheap stuff. I now want to replace the window frames in two rooms as they bend from the wind( hinges that tighten them when they are open are not strong, also want to replace them to help make the rooms more sound proof. Catch is that its sectional title.

Any advice on what rules are in replacing window frames for sectional title?
2nd what windows and frames would make rooms more sound proof
3rd what would this cost +-
4th where can I get such a contractor
 
AFAIK you can do pretty much anything and there's no rule in sectional titles that prevents you from changing the window frames unless it impacts on what the body corporate deem whatever "look" the place is going for. Perhaps this is a question best asked to the person in charge of maintenance / complex matters
 
If its a necessary replacement generally the costs are shared 50/50 between owner and BC on a like for like replacement basis. If as in this instance its elective on your part, you will bare the costs entirely. Usually you will be required to follow the original design and dimensions.

In all instance you must make a request to the trustees and get approval in writing. They can not unnecessarily withhold such.

What windows do you have in at the moment?Steel, Wood, Aluminium or PVC?

Aluminium seals well, and for sound reduction go for a laminate glass either 4.38 or 6.38mm with a PVB layer. The added benefit is the glass becomes shatterproof and cuts UV by 99% so thermal benefits as well. If you want to pay even more, you can choose a thicker PVB layer but generally not worth it.

The major cost besides the new windows is the making good of the walls and plaster/paint after breaking out the old windows. There are contractors who will cut out the steel windows leaving only the steel surround and then overlay this with an aluminium window.
