Looking to get my tile roof painted with facia boards, gutters etc all the same colour.

My house is 100m2 and received a quote of R15k (including paint and material). The cheap in me, is thinking that's quite expensive.

Looking at the paint and material at Builders, it is probably about R3k and Labour should be R3k or thereabouts.

What's the going rate for roof painting? Any recommendations in Centurion.
 
Sounds like me. The roof is easy if ready to paint and no preparation required but the gutters an facia takes time and 3K is not going to cut it. Instead of a company, I would get a single person but the you also accept more of the risk/ gaurentee - not that a company will definitely honor a gaurentee.
 
Honestly not trying to insult you, but this is the ignorance inside you talking, not the cheapness..

There is more to painting than just opening the can, dipping the brush and brushing it on..

Proper cleaning, which takes time, time equals labour, potential rental cost for high pressure cleaner, depending on if the contractor owns it or not..

Prepping, and where applicable priming, the surface for paint, which again takes time and may or may not involve materials of some kind, so again there is labour and potential material cost on this step..

Lastly, you get to paint.. this may require two or more coats depending on the paint used.. number of coats needed increases time to paint and increases labour cost..

15k is not unreasonable, but you should always try for at least 3 quotes, doing your best to check out each contractor for quality of work etc.. also, talk to them about all the steps they are going to follow, ask for details..
 
A tile roof eats paint and you probably have to put 2 coats on, so your 3k for paint sound way off.
Also is your facia boards and gutters in perfect condition and need no prepping? That can take a lot of labour and undercoat etc if they have rust or loose paint.
 
Us South Africans tend to have a very poor gauge on how much labour should cost, mainly because you can get really cheap labour here but doesn't mean it will be a good job.

Good quality labour is worth paying for, R15k for that job sounds perfectly reasonable to me as long as it is somebody reputable doing the job.
 
I had my roof done and very happy.
There were plenty of leaks and needed a good service with sealing etc.
Replaced about 25 tiles
240msq 65k
All sealing, new concreting etc
Two thick coats of Durum
All gutters taken down and facias installed.

Tilled roves suck up paint
 
Roof will need some decent prep work even if it is relatively new. Depending on how high your house is would also go with a company instead of an individual one slip and fall and you are in for a world of trouble...

Yep sounds a tad expensive. I bought 3 20 liters of roof paint Charcoal black, rollers and everything needed for 3.5k

We power washed the roof before we painted it though.
 
Either dirt cheap (low quality) paint or your coverage is off.

3k may buy you 40L of good quality paint. I recall spending much more for less coverage and this was internal walls not tiles

Yeah, look I would definitely say ignorance from my side hence why me trying to figure out if the quote is reasonable.

I will ask for a detailed breakdown but the breakdown I received is as follows:
1. Fibre Flex Waterproofing R4k
2. Plascon Roof and More painting R 8k
3. Labour R3k

I will ask for pics of previous work done to get an idea

Just trying to do the maths but I will be getting another 3 quotes to compare.

The fascia and gutters are in good condition, there is some areas on the fascia where the paint has started to flake but not on all areas, so will need some prepping in some areas but not everywhere.

I will be painting the same colour as the existing colour.

The guy that is doing the work has done some work for me but sometimes if one gives these guys multiple jobs, they also like to take advantage so just want to make sure.

I'm more than happy to pay if the rate is reasonable, evens if they are 2-3k more expensive since I have used them before but I think I need to do more homework

I used Maintanance Matrix in Pretoria.

Very trustworthy and a nice guy.
 
Here's the formula:
100m2 house, multiply by 14% (flattish pitch) or 25% (steeper pitch - to get the area to be painted.

Let's say steep, so that's 125m2

I charge from R108/m2 - we do proper prep & use only Premium 12 year gaurantee paint.
You can buy cheaper paint - but I won't apply it.

125 x R108 = R13 500.00 Ex VAT

Obviously any number of factors can push that up:
* Condition of the roof.
* Single or Double Storey
* Steepness - if it's VERY steep I increase to R120 to R140/m2
* Does the roof need a Service (Re-cement ridgings, replace broken tiles, some waterproofing maintenance etc.

So R15k is a good price as long as it is a good quality paint & it's applied by BRUSH.

DO NOT let them spray the roof...

R3k CANNOT buy you 40L of good quality roof paint, but it can buy you 40L of Roof paint.

I have done a roof where we got 2m2/L on the first coat & 3m2/L on the 2nd coat.
But every paint salesman will say you'll get 4 to 6m2/L.
Because Paint Salesmen know fokol about paint.

Ask around in the Neighborhood WhatsApp group and/or Facebook groups a lot of Garden Boys moonlight as painters and many of the employees of contractors do their own work on the side, you looking at roughly the cost of a garden boy in your area + R100 per day.

Roof tiles are porous and if the volume solids of the paint are low the paint will be thinner an therefore penetrate the tiles. Hence, this will result in less coverage for a set coating thickness. The second coat then will give more coverage for the same coating thickness. As a comment 95% of all coating failures are due to poor surface preparation. There is paint and there is paint. Manufactures fail to give the volume solids of paint in their specs. To work out the actual m2 coverage you need to know the volume solids. There are other factors that must be considered such as
Tile profile, porosity of the tile, roughness of the tile. Don't forget a percentage for general wasteage. For interest, and those math people, the formula for coverage on a smooth surface is, 1 litre paint at 1um ( one micron) coating thickness, with a 100% volume solids, will cover 1000m2

Generally speaking thicker coatings will increase the life span of the coating. So don't skimp as cheap now is going to cost in the long term.

I did a Job once when the house next door, same style etc, the roof was being sprayed. I was brush painting.

Me and the Airless Spray Contractor chatted a bit a few times.

He took 2 days and used 2 x 20L of paint.
I took 4 days and used 6 x 20L of paint.

So it's very thin....

Just as a comment, I don't believe spray painting with an airless system is a no no. Airless is viable when done correctly and has a huge saving on labour and coating costs. With airless or for that matter any coating process the painter should use a wet film gauge. This will guide them to the thicknes of coating applied. Coating then can be applied uniformally thereby saving on excessive coating and hence cost savings for the client and more profit for the applicator. Food for thought.
