Rent or buy?

I think it is also a generational thing. Older people are more set on owning property, because they want the security. Younger people are more likely to job hop and move around, so renting suits them better.

I know someone who bought in Bramley JHB years ago, is currently renting that out and living in a rented space elsewhere in JHB. I think property values in Bramley are low, so will they ever really be able to make a profit on this investment? I doubt it.

Something I realized, lets say my costs was R10 000, and my rental is R10 000, I break even! 100% back what I have spend from month 1. Show me any investment doing that?

Another thing I did right, handle all the admin myself, but also how to use sars towards your advantage.

Property should be part of all portfolio’s (my view).

I am not regretting into this game. I also know about horror stories about non paying tenants.

If you buy, make sure you do screenings like an interview
 
Renting works for me, currently renting a nice house for R10,000 directly from owner. Same house would've cost me R20,000 pm if I bought it just monthly bond, add levy rates and repairs = too much. Saving enabled me to buy some rental properties, luckily in good block in Stellenbosch and doing really good. So depends on a lot of factors and your own situation if renting makes more sense vs buying.

Doesn't mean it can't happen, just means people have been too early calling it.

We have all the features that means it could happen. Does it mean 100% it will, no, but unlike other countries we could go down that route if the ANC decide (like many other African countries) to hold onto power forever.

Don't fall for the normalcy bias trap.
