Selling a property, some shares or a bit of crypto, and not sure what SARS will take? I have build a calculator that works out your capital gains tax for the 2026/27 tax year, and clears up the biggest myth along the way, that CGT is a flat 40 percent. It is not. Only 40 percent of your gain is included in your income and taxed at your normal rate, so the effective rate is well below 40 percent, and for an individual it never tops 18 percent.

Would you consider to put all your apps into a single thread? Makes it easier to find than scattered across the forum
I have considered it, but I don't think it's feasible because the tools cover such different topics. For example, people discuss the Solar Savings & Payback Calculator, the Medical Aid Comparison tool, and the Rainwater Harvesting Calculator separately. The topics are simply too wide-ranging to discuss them all in a single thread.

Ah right. I'm thinking from vibe code Perspective inspecting the code :ROFL:
 
We already get taxed on income (salary in my case), VAT, fuel, import duties etc, I don't see why SARS need to take a cut from capital gains as well.

And don't forget the first R50k exclusion.
 
Thats not the biggest myth around capital gains tax - the biggest myth around capital gains tax is that it’s justified in the first place.
At a minimum, they should adjust the gains for inflation. Typically, most of the gains merely reflect inflation, so there is no real increase in value.
 
I bought a house in 2014 for R1.2m
Since then I added a sliding gate and motor, garage door and motor and a R165k solar system
SARS disallowed the solar system and allowed R10k for both gate and garage door
In a conversation, I was told that if this went to court, the fees would be far more than the R165k disallowed from the CGT

Have you actually sold the property

You cannot claim as you spend, only once you sell the property
