30% increase in rent

First of all, when it comes to bidding. You never offer your highest price. What you need to do is have a back-up...you start with 5% increase, if he says no, you move to 10%, and say it is final. If he then says NO and actually means it and you ACTUALLY want to keep fighting to stay at this place, then you offer 13%, and as the convo goes, you say something like, "look ok ok, ill give 14-15 increase how bout it".

YOU never offer someone your ace card, NEVER. This guy sounds like he likes that you pay on time, every time and just wants a bit more money to pay for that mweb uncapped coming out soon for his kids.

My rent just went up 10%- even that feels like a lot. :o

It was in the contract that rent would increase by 10% annually- you say there is no mention of an increase in your agreement?

How long have you been renting there, and what were the increases in the past? If you've managed to avoid an increase so far, perhaps the 30% is fair. Still, it sounds like the landlord is trying his luck.

If you're prepared to move, call his bluff and offer something reasonable. 10-15%. See what he says. If moving isn't an option (whatever the reason) look at a formal complaint.

Getting a renter out can be damn difficult; the law is on your side.

Nothing mentioned about escalation. I am renting for 10 month now, the previous lady moved out because it was too expensive and then the place was empty for quite a while until I took it.

He is raising the price simply because others are offering their places here for what he wants from me now, that doesn't necessarily mean that they get what they ask. The place 3 floors up costs 30% more than what I am paying and is on the market, I bet he has seen that somewhere. Considering that the higher up the more expensive (at least in this building), I guess 15% is a fair offer and considering I take good care and pay my rent every month.
 
Firstly, if your lease is for a year, unless the lease agreement allows him to increase it in that time, he can't. So you can say no to the increases until November.
If you can get a better flat for the same amount, go for it.
If there are other vacant properties in the area, use that to justify why you should not be paying more. Or call his bluff and make contact about acquiring one of the vacancies at your current rate.

Try renting a place out, its full of hassles and grey hairs too...

I got offered to rent my place for 69% more to a dodgy person who wasn't even nice to me, lease is ending at end of august, I declined, I have a good renter that pays on time. My contracts alwats state what the increase will be (if any) for if the renter want to rent it another 12 months at the end of the first 12 months

Unfortunately not in this case, more or less all the same have unobstructed view as it is right on the beachfront, I will still try to use it as an argument though ;-).

Although I found it through an agency I am renting directly from the owner and is not managed by the agency anymore. They had some kind of agreement or something back then, I dunno. I also hate renting by now but buying such a place is still a few years away and not being settled yet I am not even thinking about buying.

I'm just angry because I thought being a good tenant will get me somewhere but obviously it doesn't really matter.
 
If you wanted to be really difficult you could stop paying rent and refuse to move.
