adsl/vdsl location speeds

Hi all

Im busy looking for a place to stay in a area, after checking on the telkom map i see following speeds:

Location 1: 750m as crow fly from exchange = 20mb
Location 2: 1000m as crow fly from exchange=20mb
Location 3: 200m down the street from exchange = 4mb.

How is it the house down the road can only get 4mb? Is the map accurate?
How can i check whats speeds i can get?
Dont want to move in a house and cant get at 10mb speed their, due i want to streem netflix (4k to tv), will prefer 20mb due netflix need 15mb as ive read.

Map is not accurate so no real way of knowing unfortunately
(Unless you ask the current tenant/home owner if they use ADSL/VDSL and what speeds are available for them)

Yes, i have the land line number..will go ask at telkom today what they can get in house..uncle even said i can share hes, then maby just upgrade...

@MickeyD can you check for me as well,map says that i can get VDSL 10mb.

About a year ago i was getting 6mb on 10mb adsl account.
