AirBnb, yay or nay

MyBB being my personal source of advice, I have another question.

Anyone listed on AirBnb? I am in the process of setting up 2 bachelor flats on my property and I am seriously starting to consider only renting one out long term and the other on AirBnb. AirBnb average prices in my area is in the R500 - R800 per day range, where studio apartments rent for R2500 - 3200 per month. So I recon if I can do 5 nights a month I will be better off? Or Not?

Any success, or horror stories? Advice? Or should I just give it a skip considering I already have high blood pressure? :p
 
Consider how likely you are the rent your flat out every day of the month? Will you constantly have Airbnb clients in and out? I highly doubt this is the case.

Also consider the drain on your time - have you got the freedom to help your guests out? Welcome them? Fix any issues that rock up? The success of your place on Airbnb is linked to quality, location and host experience. If you can't offer the latter I'd advise against it.

Not sure about the host experience though, I work 07:00 - 18:00, most days I leave 05:30, so the host experience is going to be crappy at best. I guess leaving a key under a rock won't cut it. Perhaps I should just stick to long term rentals.
 
might work if you have somebody like your domestic help out,

I mean its doable, not easy working 9-5 but doable for a it of extra cash...

In your case I'd stick to long-term rental agreements, far less headache. Plus you don't have to funish the unit, you would have to with AirBnb.

Ive read many AirBnB reviews... Being around is not a significant factor.

Having a clean place, located in a good area, being realistic with your fees etc are the most important. Leaving a print out of what happening around your area etc those are important things.

You can get around not being around, just keep communication open. You can get one of those key lock boxes if people are arriving at times inconvenient to you.

I would go onto airBnB and check out your competition by seeing how many people are around you, and see how many review per month they get. This will give you an idea of how busy you will be.
 
a friend lets his place on abnb. makes R15K a month from a small room. Fully booked out till march. Depends on your area, amenties, estate living etc etc.

Any idea of what he is offering? What makes his place stand out?

Tempted to give it a go, but I want to make sure I am not waisting my time. Although long term contract seems like the safest bet, they are in high demand in my area, I am a 5 minute drive from the university gate, I can always get students on year long contracts

this is a house in durbanville area. close the durbanville/bellville business centre. think he advertises on airbnb & lekkeslaap, ect as well.

another friend has a 2 bed flat in cpt city and also booked out far in advance, but thats cpt for you

Why not? You have nothing to lose? If its rented out then good. If not thats also okay. I have used AirBnB for my holiday accommodation for 4 years already and I am super happy with accommodations I booked every time. Take detailed pictures. Add extra touches like currency converter plug for international guests, baby night light for guest with small kids etc. You can do this for a year and see if it is feasible otherwise rent out your accommodations on a fixed term if that would be more profitable. Airbnb usually works out great for places near beaches or tourist activities.
