Any complex trustees on here? Please help.

ProjectLab aint bad. They managed our paint project, which was R8 000 000 ... but their fee aint cheap! And make sure you check the snaglists! (Its very important to have happy owners/residents). Doesnt help you get something signed off (with complaints)
Yeah I’m waiting for their response still. This job is only expected to be a fraction of yours, but I suspect our estate is a lot smaller (we only have 25 units in two blocks).
 
Does anybody have REALLY good managing agents in Johannesburg for their estate / complex? Please share their details with me.

I’ve contacted a couple and from what I’ve discovered, almost all managing agents have terrible Google ratings because all tenants within the complexes rate them poorly whenever they miss their payments and get blacklisted, or don’t have a maintenance issue fixed etc. It’s really hard to judge which managing agents are genuinely good and which are genuinely terrible.
 
There's a group on Facebook for Sectional Titles, several experts on there and lots to be learned.. Search for 'Sectional Title Living in SA'
 
I mistakenly get copied in to emails as a trustee of a place regularly.

There's a case of some dude not repairing his broken window since October last year when it came to a head (this is after months of it being broken already, but he finally made a promise then). The broken window makes the entire building (and shop below) look bad and in poor shape, so the trustees have been approached by the business below and fellow residents, but this $%^ just doesn't get resolved.

Probably about half a year now and I saw an email come in earlier that the window is still unfixed.
The frustration I'm seeing between this issue, noisy neighbours, people parking where they shouldn't, etc etc is driving them nuts.

That said, even though copied in I've never been asked anything - I just enjoy the show. So if I can do it as a fake trustee - so can you :unsure:

Also be ready to be the chief party pooper in charge of shutting up drunks at 3am.

Every complex also seems to have an insane cat lady that goes of her meds and onto the booze at 1am, bombarding trustees and agents with whatsapps and phone calls about something from 3 years ago's AGM.

Some actual advice.

Don't screw around or cheap out when it comes to contractors. When you get quotes for work, go for the most reliable/best known/most expensive one you can find. Stay miles away from anyone or anything resembling a bakkie builder or one man band. Too many sleepless nights with contractors leaving projects half baked or disappearing mid contract.

Our AGM is soon

And it came now out, the managing firm is taking money (not approved), and billing owners accordingly. Example debit order charges, levy clearance charges, debt collection commission.

These charges are owner specific. Why in heavens name are the trustees not waking up!

ROFL this is where I’m very grateful my complex has only 24 units, and most of them are elderly owners … there’s a young crowd too, but overall we don’t have ANY noise complaints or typical human issues. All our problems relate to maintenance, staff and processes … so that’s what I’m focusing on.

Yeah, I came VERY close to throwing in the towel at one point, but I kept at it. One trustee I disagreed with resigned, and another left the trustee WhatsApp group never to be heard from again … so you might say my ways aren’t for everyone, but I’ll be damned if we’re not making progress slowly but surely. I realise that trustee voting is a game of Survivor, and you have to focus on the voting blocks and loyalties. *shrugs* I’m not surprised, I just wish the whole “Let’s all keep working together for the good of the complex” spirit at the start lasted into March at least lol.

Yeah, that should be manageable.

I was in a complex of 12 buildings, with 10 units in each building. Lots of drama to go around. In a free standing, full title house now, and not going back to a complex willingly.

How many trustees did you have for such a large complex? Or did you just really rely on your managing agents?

about 5 trustees. Managing agents handled day to day operations like the cleaning staff, security guards, levies and garden staff.

But projects and improvements landed on the trustees.

Yeah that doesn't last long at all, we had the same issue.
 
Any recommendations on where to purchase work wear for staff ? I.e. steel toe boots, gum boots, tough workwear...that doesn't cost an arm and a leg
