So the wife has a flat and the tenant asked for an old half broken glass front door to be replaced as it was shaking wiht the wind and making a noise and all

so she replaced it with a solid front door

the BC emails to say this is wrong and door must be removed

According to they rules any alterations need to be approved by the trustees

she didnt know this

anything we can do for now as the rules dont make mention of the door or the type of door
 
Strange. Is the door totally different (for example, is it pink color when other doors are brown?)

Did they cite the specific clause of rules and regulations regarding door replacement ? e.g. for our complex, we must have specific color scheme for windows and doors. Also you can't just paint your house pink or black etc..as you have to stick to color schemes available.

Well you should've asked before choosing a door, best thing you can do now is ask them which doors are accepted and return the one you just installed.
 
Trustees or managing agent, the body corporate is the collection of owners. If the rules don't mention the specific door, the managing agent or moaning trustee have no grounds. Unless they are willing to replace it.

It is not strange at all, The doors need to be uniform in the entire complex since it is an exterior feature. You cant just go install a gold plated door like you live in the Taj Mahal.

I know but my assumption in this case would be that OP (or his wife) would be rational and stick with standards. That is why I mentioned additional information. :-)

-change it to their specifications...I know in newer apartments, that your doors are to SANS or some standard, ... fire spreading prevention spec....take it as school fees, less hassle and energy...be thankful that the BC actually keeps an eye on these thing...dealing with some of them can be a bitch, but they keep the place in shape...or go to battle...

No Op and his "wife" clearly didn't follow the standard. They went with what they thought was a cute door and the BC doesn't find it so cute unfortunately.

Nope, you cannot change the exterior of the place at all without written permission from the Trustee's and Chairman

Is the issue that the door is the wrong type or that it wasn't approved or both?

:cool: I hear you but while they can object, usually there is nothing the BC can do unless rules specify that 'door shall be removed at owner's cost if not replaced within x days' etc but these such clauses take time to get into writing unless those transgressions become too common etc.

Only problem comes when you want to sell the unit (or at times when renting to new tenant). Then, BC can cause issues in terms of permissions.

In any case, it is best to stick to the rules so pay your SABC license, ok.

What do you mean, Op clearly states "According to they rules any alterations need to be approved by the trustees".

This is simple English here and not Chinese. They dont have to specify because they said "any alterations"

All the doors must look the same. Go find the old door and put it back. Failing that you will have to go replace everyones front door at your own expense. How many flats are there in the complex? Hopefully not more than 4 otherwise sell the wife's car and start buying doors. That'll teach her for been so clumsy

na there isnt anything in the rules for what type door

but its the normal front door and its brown

so BC said door must be removed by the 17th or they get they own contractor to remove and fit a new door

what grounds do they have for this ?
