So the wife has a flat and the tenant asked for an old half broken glass front door to be replaced as it was shaking wiht the wind and making a noise and all

so she replaced it with a solid front door

the BC emails to say this is wrong and door must be removed

According to they rules any alterations need to be approved by the trustees

she didnt know this

anything we can do for now as the rules dont make mention of the door or the type of door
Just check that the complex rules are registered.. without it they cannot do anything

Sadly if an estate/complex dont have rules, it will soon look like Hillbrow or Sunnyside! Surely it will have rules.

Buying into a scheme is super important to know what is going on, before buying into it. (or rather, the rules)

True, my friend in his complex only just recently submitted their rules in about 2 years ago. The complex didnt know about all this regulations stuff until they got an external company to help run the place

A BC have several legs. From rules, to why everyone are paying levies.

I know someone who bought into a scheme. Water was cut this week via coj. Some defaulters owe R500k in arrear levies. And their water bill is R400 000.

In my next life I want to be a sectional title lawyer.

Wonder sometimes how banks can issue a section 16 in 3 months vs tradition layers who take years... with zero results (for defaulters)

You'll never get away with them trying to fix/repair/maintain the outside of your glass door unless they broke it?

Out of interest, if you walk around your complex, are all the doors the same and yours is the odd one out? Because if there is another person with a solid door then you have a case of them deliberately targeting you, and that's a nice legal case against them.

Second to that, I would go to Karens house and all the directors/trustees and make 100% sure their house are 100% as per the body corporate rules, see if you can catch them out.

the tenant sent pics of half the building and sadly all have the same doors

we will wait for the BC response 1st and see from there
