Hi there

I just want to get clarity on something...

What is the current limit of a boundary wall/fence from the Pavement/Road?

And then also, what will the regulations be if I need to add a access gate into the wall, but I do not want to add it just to face the street. The reason for the question to the limit is, I want to sort of build a boxes wall with the gate facing sideways, then when you access it you turn into the yard.

What will the implications be for doing this?

Depends entirely on where you live and what the Town Planning Scheme is for the area.

BUT, there is no measure of boundary wall from pavement/road... a Boundary Wall goes on your properties boundary... that could be 5m from the road or 1m... it all depends on the property.

Ok, thanks.

This is in Mpumalanga, Emalahleni/Witbank.

Lets say it's 3m...

If my current wall is at 3.5m from the pavement, and I want to bring it out 1m, just to accomodate the gate, what can happen?

Is that property 1m away yours, or the municipality's?

Chances are that your current wall is already on the boundary of your property, so no, you can't build 1m out.

0.5m of that will be in the municipality's side. Is there any sort of structure that I can build to accomodate the gate?

Or in the end, will I have to move 0.5m inward to accomodate the 1m going outward?

Most likely (and by far easiest) solution.

Otherwise you can launch into the lengthy, expensive, soul destroying exercise of trying to get relaxation of the boundary, but honestly I'd rather die than do that again.

You willneed to be 100% sure of your boundary.

Chances are that your current boundary wall is on your actual boundary line (especially if its road fronting), therefore you cannot push the wall out any further and any structure you build on the municipal land would be illegal and they can go after you for it and get it demolished as well (at your cost)

Boundary relaxation? This is a new concept for me... the only way you could get that land is to buy it from the municipality. Are you sure you're not thinking about a building line relaxation?

I have heard of people who leased the land adjacent to their boundary from the council, and were then able to fence/wall that in.

Yeah, but its not a "relaxation", you lease or buy the land...
