Broadacres vs North Riding AH

I asked a question yesterday, but it might have been a bit too specific, and it seems the members didn't have much information about the particular nuances I included in my question. I got one really good response and looked into the suggested options, but unfortunately, they didn't meet my criteria. So, I'm back with a broader question. I am considering purchasing a property in an estate in one of two areas in JHB: North Riding at 404 Northumberland Ave and Broadacres at 1761 Riverview Road. Which area is better or worse, and why? Are there any major power or water issues in either area? Which one has worse traffic to CBD and Sandton? As for basic daily shopping, which area is better? It is nice if one can get almost everything on your doorstep. Any opinions and insights would be appreciated. Please share your unfiltered/honest opinions. Thank you everyone.
 
Broadacres is a nicer area. That specific location is fairly close to Broadacres shopping center which has pretty much everything you'd need for your daily/weekly shopping. Fourways Mall is just down Cedar too, so you'll have everything. Traffic will be a nightmare; you'll have to do the entirety of Cedar, onto Witkoppen, onto William Nicol or Main and all the way up to the CBD. Depending on the time of day, you could take the highway too, depending on which offramp you'd need. If you need the M1, you'll cry. If you don't need the M1, you'll still cry. I live in Norscot and driving from there to Sandton (Discovery building area) is anywhere from 25 minutes to an hour and a half depending on traffic.

The Northriding location is right off Witkoppen (Northumberland at that point, but it's the same piece of road). It's close to Malibongwe, so you could take that to the Highway, or follow it straight up and cut across to Sandton. There are mini shopping centers nearby and Northgate is very close, so you're spoiled for choice really.

Traffic is probably better from Northriding.
Broadacres is a nicer place to live.

Traffic will be really bad from both locations though.
Water and electricity are common and frequent problems in this side of the world. I don't believe either would be better or worse than the other. Hopefully you'll have a JoJo tank on premises for the occasional extended cuts.

Always had the perception that Northriding was quite prone to water and electricity cuts?

But yeah, Fourways traffic is genuinely horrible.

Broad acres worse traffic.
Northriding slightly less safe.

In the New SA living near open land is always not ideal.

Personally I'd prefer to be on the highway side of Witkoppen/Northumberland rather than the outside.
