Its best to get a small contract for builder to sign, to prevent unnecessary surprise costs suddenly pops up.
Building to include: If you want it to be...
1-Building plans and acceptance by local authority & costs. You may have this ready beforehand on your own.
-Builder registered.
2-Foundation type and thickness of floor.
3-Wall type.
4-Type of brick to be used from where.
5-Electrical to be provided for or not.
5-Roof type including wooden structure.
I builder cannot do roofing themselves they must hire and include the woodworkercosts.
6-Building inspector and costs, and inspection for the roof struckture.
7-Builder to remove rubbish on finished job, or regurlarly determined.
8-Paint job.
9-Expected period to finish job.
10-Periods and how much the builder be payed as building progress till final end. Last payment on satisfactory inspected job. If builder demand payment before he even started, you may have a problem.
