What does everyone either know or guesstimate that a building would cost per square meter to construct. Let's just say level ground... low, medium, high price for a price per sm2. Reason being, if you're looking at a 300m2 house as an example to buy (second hand) surely one can just take the sm2 of the current building and see what it should roughly cost (you must decide the finishes low / medium / high) and then excluding the land. Take that price and then add the land guesstimation price and then you have a house price.

Hope my standard grade English is ok.
 
Building cost is only about walls and floors and the roof.

The price of a home is dictated by location and then fit and finish.

Homes in Bishops Court or Camps Bay don’t cost to build than homes in Goodwood.
 
It depends on area, finishes etc ... that's where the price diference per sqm comes in
 
I built in 2018 with a cost of around R6500 per sqm with basic finishes.

Then again in 2021.
Build price per sqm with decent standard finishes was R8500-R10500 at the time.
Minewas around R9500

When I checked again 2022, it had increased to R10500 for the same finishes I had.

It depends mostly on the finishes though and if you're planning to build in an area with a lot of activity, the builders in the area would already have their standard finishes and cost that they can take you through.

I built in 2010/2011 at a cost of around R4500 per sqm.
 
nearly double the last few years, R9500/m2 above basic to R11 000/m2 for almost too noice. After this is become just silly and I doubt that you would recoup your costs with in 7 years*

That's dirt cheap. Which region?
 
You're looking at somewhere between R10 000 and R13 000 per m2. Our house was R11 000/m2 back in 2021.

2018 - Parklands
2021 - Sandown

Ended up having issues with the builders on both occassions though.

First one bailed before the house was complete but luckily went through a developer who got someone else to finish.
Second one was a crook, saw red flags at the start and got a different builer to finish which increased costs slightly but not by much and did a great job.

Building price (province dependant) is a rough guide... it makes no difference if I'm building in Camps Bay or Somerset West, sales prices due location changes things (forgot to mention that)
I'm guesstimating about R15,000 for a decent run of the mill building in KZN North Coast. Then say R18,000 for a upper medium to nice and R20,000+ for a high spec gold taps and fanny washer in the bathroom.

If it's in a very good gated estate the price can only be more than the building price otherwise no one would build, and you must see the developments here in these new estates, where do people get the money I do not know.... and every house looks like R20,000+ per sm2 easily.
 
I recently paid R10k per square for a 180m2. This was only wetworks (foundation, drains, waterproofing, walls and plastering). Cost was higher than normal due to the land being on a steep slope and the engineer specified a raft foundation with a ton of steel and quite a few retaining walls.

yeah you can't take that as R10k then, you're only 50% done... so it's going to creep up towards R20k when you're finished.

I would still estimate a low ball figure nowadays of R15k at a bare RDP house minimum... nothing is cheap today, not even eggs.
