Hey guys

Looking to buy a house in Pretoria but will need to build a garage and an additional room. Any idea how long it takes (+-) for building plans to be approved and do you pay for the entire area or just new area being built ?
 
How long is a piece of string? Depends on numerous requirements (and differs slightly from muni to muni), eg: does the existing owner already have approved plans for existing structure(s)?

Why jump the gun? First get the property, it might already have what you are looking for?
 
My plans took around 6 months in Pretoria, but we did have to get special consent from the neighbors as we were going over the building line.

If you haven't already submitted an offer on the place you want to buy, make it conditional on them providing you with approved plans for all of the structures on the property otherwise you will have to get that approved when you do your additions.

Assuming the existing buildings are approved, you only pay for the additional area.

Thanks currently renting but want to put in an offer subject to get approval from the neightbours to build the garage (Currently shade port) and additional room. Will work on roughly 6 months but knowing the council could take anything from 3 months to 3 years
