Buying a house....

More of a rant than anything so my head doesn't explode... So me and the GF (long term, should be married but haven't been bothered to organise a wedding) are looking to buy a house as our current landlord said our "lease won't be renewed" and we said "**** it, let's do it".

So the viewing process, now I must admit every estate agent except 1 got back to us quickly and friendely™ so no worries there. But then it comes to the properties we were viewing... Now I don't know if any of you design complexes but if you do you're an idiot, in what person's mind is a main bedroom large enough so putting a queen bed in means you can't open the cupboard doors all the way!? And for the love of all that's holy people, when doing your kitchen realize that dishwashers no longer necessarily have ears or a name and could do with an under counter spot next to the washing machine...

Now I know the above gripes can be solved by looking at bigger places, but I'm cheap, deal with it :) And when we start spawning we'll move up and I want to keep this as a rental property, little and simple is good in this regard.

After looking at quite a few places we found one that ticked all the boxes (fibre baby!), got the OTP same day and was accepted the next.

Now I am in the 19th circle of hell, bond applications. As soon as a bank or originator finds out you run and own a business it's ****ing open season, I swear they would give me a prostate exam if the credit act allowed it.

We both bank with them, don't laugh. Did an online bank application with them Sunday, approved in principle today, top marks!
5 or 6 pages on the website.

Got back to me same day I asked for a call back and supplied a list of requirements.
6 Page application form, one page of which must be completed by hand.
28 documents required (16 for a "normal" non self-employed couple)

No idea how much more of a faff this'll be, need to send all this crap through first.

Submit a contact form, says they'll reply in 24 hrs. I call after 2 days and get asked what I want... A cheeseburger please! I explain that shockingly I want to apply for a home loan, ah they say.
Usual spiel about them applying to all the banks.

Ah we can't help you then, you need to wait until ABSA get's back to you. Err why, just apply to the other banks?
No because your bank will offer you the best rates etc. Hold on, your website says the exact opposite of that, just apply to the other banks for me, basically do your ****ing job!

Specialist calls, oh you're "self-employed", christ here we go... I need to get the self employed people to phone you. Presumably they're locked in the basement for being naughty cos I'm still waiting...

Calls me the day after offer accepted, says will email and does so with documents required and boy oh boy.
13 page application form, all must be filled by hand and initialed each page.
Not kidding, I just counted, 33 documents, not pages, DOCUMENTS. "Only" 16 for normal people...
And the best bit, ID copies must be in colour, ok not such a biggie but oh no they're not done yet:

"Please take note that it should be original bank statements, required over the counter with a clear stamp on every page. Please no internet or posted statement without stamps." 6 months for my business and personal and 3 for the Mrs... Yeah no, you're getting email statements, it's not 1920 anymore and I don't think there are enough trees left in SA for this.

Still have to submit to these people, dunno what other fresh hell awaits, presumably they'll want it in fax or telegram.

Now is it just me or is a bond originator supposed to make this easier for you? Right? Because from where I'm sitting they sure as **** don't.

Yeah that's just the bond process, then there is dealing with the lawyers, then the municipality, then the managing agent and then moving companies.

I am well aware it is going to be a hellish 3 months... Hansa supplies are going to be decimated in PTA East.

My wife and I used ooba and it was super smooth sailing all done via email no issues super quick and great rates

Yip saw many reviews, possibly even yours which is why I contacte them. But you miss a call back and you miss my business, I'm not chasing up on companies.

I'm also looking at buying a house with the soon to be wife, and rants like yours jut make it more clear that we need to be careful what we want and how we go about things! I hope you get your stuff sorted!!
 
Good luck, make sure the building plans are up to date. Once it's yours it's not so bad.
 
Oh how I do not miss that process.. what a fscking ballache.. and the attitude from the conveyancer was just my best....

Is she employed and does she earn enough to finance the place on her figures according to the bank?

If yes:

Apply for the bond in her name and register the property in both names.
You can even get the muni to add both your names to their statement.

I dealt with a great gent at Nedbank when we bought.

And if you are in joburg I do recommend the services of house hoppers in regards to the muni registrations and setup. They do the queueing and all that for you. So money well worth spending.
Make sure to take pics of the water and electricity readings the day you move in.

We did this last year.

While I did pre-empt many things, and got many docs together on the Sun night...
I applied so much presure just everywhere I could.
Signed Sun with agent, buyer accepted late , Submitted Monday soonest once they confirmed what they wanted. And by Wed lunch time it was fully approved. Approved docs in hand.

Buyer accepted 5 offers. It was 3 days from HELL. Never ever will I do such an offer EVER again.

I'm self employed and he's a senior employee at a company.


So yeah it sucks donkey balls.

You need to pay all the legal fees upfront when buying. 1mil is in the region of 60-65k. So best you save LOTS if you don't have that yet.
 
On a side note make sure you have loads of money saved up for unforeseen expenses. do you research and ensure you know all costs involved once you sign that offer to purchase you are messed if bond is approved but you cant actually afford it. Just a friendly word of caution as this has bitten a few ppl on this forum trying to get personal or credit card loans to cover the GAP don't do it.

Don't let it worry you, not as bad as it sounds just frustrating as all hell but DO YOUR RESEARCH! before starting the procedure.

Give FNB a shot while you are at it.

Originator can do them, not filling out another form that asks for ID number and then directly under it date of birth...

Employed but not enough to do it on her own, I make the big bucks :) Water in levy and prepaid electricity luckily.

That's illegal isn't it? once the OTP is signed it's binding.

I had to go through the same **** since I also own my own company.

But there is an easy way around it.

Just create some payslips on Excel and say that you work for this company for a salary.

That's what I ended up doing and my application was much faster and easier.

This. I do the same.
However, I've heard they can now do a check on businesses to see who the members and directors are.

Last property I bought was more than 2 years ago. I used ooba and don't remember having to fill in millions of docs. I think I just supplied them with my ID, bank statements and payslips.
 
You live in SA - jut do an Expropriation Without Compensation and be done with it...zero paperwork required
 
Even though I've been with the same company for 12 years and earn a salary, because I have shares in the business I'm considered self employed. The many extra hoops you have to jump through is infuriating. I'd argue an "employed" person is higher risk but no, they don't see it that way.

And once the bond is approved they never ever check your credit worthiness again. So kinda stupid imo.
