Buying my first house

I tried the BO route and ended up more frustrated than anything else. They had already gotten quotations from the banks and because I was not happy, applied directly to my own bank and the initial offer received was higher than what BO got from the same bank. At some point (shortly thereafter) the bank picked up that there is an existing application made on my behalf by the BO. And said until one of the applications are cancelled, I can’t move further. Long story short, I was ***vol with the BO. Told them to please cancel the application made on my behalf (silly I couldn’t ask the bank to cancel directly, I had to ask the BO), then got that done and happier as a result. I know some have had success with BO’s, however I’m glad I went direct.
I've also had a frustrating experience with my BO. My BO tends to answer my questions based on her experience instead of asking the bank and getting there answers for example I requested if she can asked for a 105% as well then she would answer why it is not a good idea, for example possible higher interest rate, but not go to the bank and let them provide a quote and see what the quote says.

Same story when I asked her to go back to the banks to push for a better interest, she would rather say why the rate I got is already good, based on her experience, instead of trying to push the banks until they say sorry that's our best rate.

I would always have to remind her to just do as I requested as I believe there is no harm is requesting for such.

Nothing makes me more angry then such people who dont want to lift there arse from their comfy chairs and justify the money they are earning. Its just soo easier for them to say no then actually going and trying.

While I share that frustration, in general, about people paid to do a job who then won't do it, it seems to me that with a bond originator it might be something different. I thought they earned money at all (as a commision) only if they actually get the mortgage deal signed, between the buyer and the lender. Or was yours charging a fee to make the enquiries?
 
Get the plans for the house, look for unusual stuff.

I know of an estate in the south of JHB, FNB wont give bonds anymore, Balwin build on a fuel line !

Mind popping me the source and estate name for this? We are looking in the South ATM and doing a search, I found your post here.
 

Shew, thanks bud, not the same place we were looking at so just wanted to make sure.

That is also notoriously a crap area already. The landscape there and them building/closing off natural water runoff areas means they get pretty waterlocked during heavy rains with mild flooding. Always stayed away from that cluster of units around this development.
 
Starting the house hunt can feel overwhelming, but you're on the right track with getting pre-approved. Look for reputable sources like government websites or financial institutions for reliable information.
This thread is 2 years old... he probably bought the house and has 2 kids playing in it already
