In the process to purchase property
I want an independent contractor to issue the COCs (Electrical and plumbing), I don't mind paying but how would it work if the buyer(my) contractor issues non-compliance COC but seller has complaint COC.
So would we need a 3rd contractor to validate the other 2?, how would we come to agreement on who choses this 3rd contractor and who pays, and finalize the disputed COCs?
Also if the seller indicates he doesn't have the plans available, can the buyer request it to be part of the sale? so the legible approved building plans should be provided prior to transfer? How can the buyer validate that the plans are approved?
I don't trust the agents, the contractors or the buyers so I don't mind spending money on confirming the plans or COCs.
Edit- Kindly recommend any companies that are reliable for issuing COCs, I read few reviews seem all of them are dodgy
