CoCT 2023 property valuations

I received. And it looks super. 30% drop in mine. Looks like they over valued my properties!

I just sold my property, increase of +-48% 1.7 to 2.5 ...sent it to the attorneys for the buyer to disute. My new house is also way over valued according to what I paid and their new valuation of 500K over. So lodged a dispute.
 
House went up 25%, all the houses in the street are now the same price :cool: .

Rental flat went up 20%.
 
Mine has stayed the same, still below estate agents valuation.
 
Was the adjustment date the 1st of March? I just checked my account vs last month and the valuation is the same.
 
The property where I stay was valued by the local muni for R1bar when I moved in so paid taxes accordingly, moerse happy because the actual value was 4 times that. That was in 2015. Since then it was raised to 2.3 bar at a time and I objected and they left it at 1 bar for a while then it was raised again to 2.4 bar and I was paying taxes accordingly. Then they wanted to raise it again to something I can't remember and I objected. ATM it is at R2.5 bar.

Still happy about it cause the real market value is about double that. My dad bought a house not too far from me in 2019-2020 I think and the muni slapped him with a valuation of R5.2 bar immediately. Exactly the price he paid for the house. So he's paying quite a bit.

I will keep paying and objecting till infinity. They started low, and can't all of a sudden jump to real values.
 
Mine went up by just over 1mil. Same with a friend who lives in a completely different area.

It does match the estate agent valuation now but not looking forward to the rates hike.
 
2018 Valuation roll they valued my primary residence at R3,49m. up from R1,8m.
I objected with evidence and they rejected the objection.
I then appealed in 2020 and the appeal was accepted. They then reduced the valuation to R2,5m.
2022 valuation it's now up to R3,089m and apparently I cannot object. WTF?
I see the ratable exemption is much more, but i will still end up with a net increase of 20% on rates. yirre, yissus!
