Cost to replace a roof

Hi everyone. I have just purchased a double storey thatch house in durban. The house is 680 mtr2 in total. I would like to remove the thatch and gumpoles and replace it with new trusses and tiles. Some of the walls will need to be built up higher to change the pitch as currently some gumpoles cut low into the bedroom walls and take away room space. Does anyone know roughly how much this project will cost? Thanks.

the answer is a small fortune.... one issue you need to keep in mid is that the house was never built to support a tile roof. what about harvey tile?
 
I was told that thatch is a lot heavier than tiles so didn't think that supporting the tiles could be an issue.

About to get my project started but in Jhb. We opted for a steel roof (IBR) for a more modern farmstyle look, combining it with a bigger internal renovation, removing walls (m/s beams) etc.

Unfortunately my pricing wouldn't be reflective of how much you would pay given different cities, and the quotes I received are tough to compare since the contractors typically charged Mark ups on the material.

The quote ranges were from around R200k-R360k, just for the roof cost excluding the raising of the corners, and excluded ceilings and insulation. That shouldn't be too expensive though.

It was recommended as well to demolish the entire 2nd floor as trying to ensure the merge of the new and old brickwork along with the necessary demo to remove the gumpoles could result in loss of structural rigidity, but that's yet to be seen.

I'm about 30 days out before we start the work so will only have a better sense of what worked after that.

Given its impact on the value of the house its worth chatting to your bank about it and seeing if they will allow some facility (mine was clear that this wouldn't be permissable).

Just want to add my 2c so perhaps people can gauge pricing.

Double storey slate roof renovation cost me R115k, which included:
- waterproof membrane install (had none before)
- relaying of all tiles and replacement of damaged ones (15% catered for, but maybe 5% used)
- new gutters
- fascia fix-ups

It took about 2.5 weeks to do and was done July 2019. I had to get them to come back a few times because they missed some places.

My advice to anyone getting any work done: be vigilant and watch them like a hawk. The contractor will mess up and they will move on unless you point it out to them.
