Dealing with confrontation

I'm not good at all with confrontation, and have a big fight/battle coming up. Long story short, my relationship with my landlord has gone very sour. I am moving on the 11th December, and before then need to send him a legal letter pertaining to current events, and have the final inspection of the flat which I know will result in alot of fighting and arguing

What makes it more awkward is that I live on the same property (granny flat) and see him often. This whole issue has been making me sick for weeks and I can't bring myself to send off the letter. At this point I'm almost willing to give him the extra money he's trying to screw me out of but my GF would never allow it

Basically, how do I grow a pair?

The rental agreement is governed by the rental act and the lease agreement so the fighting and arguing can only be relevant to the agreement in place.

It is important to remember that it is a business transaction so whether you see the landlord on a daily basis or not should have no bearing.

You also said the relationship has already turned sour so that must have been a result of some previous confrontation.

Stand up for your rights, but if he has a legal and valid point then you must be liable.
 
You can start by telling us the whole story lol
 
If you have facts , just quote the facts , and walk away no need to argue if they are facts.
Just tell him your point of view no need to argue.
He will have his point of view obviously .
Try not to get angry , he may have a point or two he may think is relevant.
Try to settle the matter amicably , you will feel better and so will he.
Stick to the facts.

Why do you say this? Is the damage caused to the flat greater than the value of your deposit? Some facts missing here...
 
The landlord wants us to buy him an almost R2000 microwave to replace the one that was in the flat and broke (furnished flat). Now we did not break the microwave, if anything we think it broke due to the constant power issues that he never fixed. Nevertheless, we offered a second hand replacement of the same value or to contribute towards a new one. He became angry and said he will have the one he wants and it must be brand new. It's also a much better model than the one that was originally there.

He also threatened to bring in contractors during the final inspection and have them charge us for any repairs although the place is still in perfect condition, we haven't damaged anything. That's why I know there will be a fight at the final inspection

We also paid a lawyer to look at our lease and we are not in the wrong to refuse to buy the microwave (especially a far better model) as it falls under reasonable wear and tear

If your lawyer told you that you are in the clear, then tell your landlord to stick it. Did you take photos of the property before you moved in?

If your lawyer told you that you are in the clear, then tell your landlord to stick it. Did you take photos of the property before you moved in?

No we didn't, however the Rental Housing Act states the landlord is responsible to take a defect assessment with the tenant before occupation and attach it to the lease. So his lose there?

I know that legally we are right, but he has already said he will take that money out the deposit and probably try screw us some other way, so we will have to go to small claims court

He is threatening you with an illegal action. Based on that I would not pay him the last month's rent untill this dispute has been resolved.
