I have a property in Port Alfred - empty stand - and trying to find out how/where is best to advertise it for sale? Nationally or with local agents in Port Alfred ?

Has the market for sales picked up yet ?

I do not even need to make much profit from the sale, just want it gone !
 
Well from the sound of it you do not live there so agents would be your best bet unless you plan on showing all the interested parties yourself.

They will also tell you what it is worth, what they think they can get for it and then take it from there.

Were about in port alfred is it? It has become a very popular holiday destination, our family has a couple properties there and prices have gone up over the years. . .

I would say that you should try use the local agents, to answer you question. Very nice little town though :)

You're right. We bought it together with 2 other people and they backed out of the deal so now we sit with this thing on our hands, which we were talked into buying. Plus we have to pay their portion of the bond as well.

If it was my choice, I would rather have bought a flat here in JHB and rented it out. Much more lucrative.

I have not seen it yet, but apparently it is close to the ocean in a development called Emerald Heights.
 
Land is worth next to nothing these days but being at the coast it may have some value. Don't expect to make a profit if bought in the past 2-3 years.

hehe, yea i wouldnt agree to that, depending on were that land is, and since she was talking about land in port alfred i just had to ask were it was, because land on the river there fetches quite a bit of money. . .
 
Your best bet will be to try the local agents in Port Alfred and Kenton-on-Sea as well. Also advertise in the Weekend Post (land & property division)

I nearly invested into property but after speaking to family who had much experience in this field, I decided not to. Always thought property (vacant land) would be a good start but now I see its not.

Not only do you have to pay rates & taxes, you need to have it constantly cleaned (unless you want to be charged even more by the local municipality for maintenance of your land). Then you cannot even rent it out!

Not to mention the fear of squatters and then legal disputes with the neighbours as they decided to quietly move the fence a bit more onto your side. Also the return on investment is seldom worth the effort.

Buying land you do not intend to develop, is purely speculative... There's no return, until you sell the land. And how much it's worth doesn't mean much, and is more of an indicator... What you sell it for, is ultimately what it's worth at that time.

Well said. That was my intention and why I will never buy land (unless I plan to develop of course).

If it were not for the in-laws who talked us into this, I would not have done so. It's a million miles away and I am unable to keep an eye on it. Big waste of money and they left us with the entire bond to service.
 
A pity, beautiful retirement venue that!....now if only I won the Lotto!
